What Is It?
An EICR records the condition of the fixed electrical installation at the time of inspection. A blank PDF is the empty form. An issued report is the signed record of that inspection.
About This Template
Print this blank Electrical Installation Condition Report and fill it in. For an in-scope rented home in England, the installation is inspected and tested at least every 5 years. The next date is the one the inspector writes.
When to Use
- When inspecting the fixed installation in an in-scope rented home in England. The legal maximum interval is 5 years, and the report can set an earlier date.
- When the inspector is choosing the next inspection date. IET Guidance Note 3 gives recommended initial intervals. Later dates are that inspector's judgment.
- When a buyer, seller, insurer or lender has asked for a condition report. That request is separate from the rented-homes duty.
- After alterations, when a condition report is the record chosen for that work. New work is often an Electrical Installation Certificate or a minor works certificate.
What to Include
- Details of the installation: address, description of the premises, estimated age of the wiring
- Purpose of the report, the extent of the inspection, and any limitations
- Supply characteristics and the earthing and main protective bonding that were inspected
- The items inspected and tested within that extent, with limitations recorded
- Test results for the circuits tested, including insulation resistance, earth fault loop impedance and RCD times where those tests were made
- Observations coded C1 (danger present), C2 (potentially dangerous), C3 (improvement recommended) or FI (further investigation required without delay)
- Overall assessment of satisfactory or unsatisfactory for continued use
- The remedial or further investigative work the report requires, and any shorter period it specifies
- The inspector's details and signature, and the next inspection date that inspector recommends
Tips
C1 or C2 means the report states the installation is unsatisfactory and remedial work is required. C3 recommends an improvement and does not require that work. FI means further investigation without delay.
Photograph the observations you rely on, particularly C1 and C2.
Write the next inspection date the inspector recommends. One stock interval does not fit every domestic property, and another does not fit every commercial premises.
If a part could not be inspected or tested, record the limitation. Use FI when further investigation is required without delay.
Describe each observation so the person who must act on it can see what was found.
