What the EICR covers
An EICR is the periodic inspection report for a property's fixed electrical installation. It records the supply and earthing, the extent and limitations, the circuits inspected and tested, C1, C2, C3 and FI observations, and an overall Satisfactory or Unsatisfactory outcome. A landlord, buyer, insurer or local authority may ask for it as the record of that inspection.
Who needs one
- Landlords of in-scope rented homes in England. The installation must be inspected and tested by a qualified person at least every 5 years under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, as extended to social rented homes
- Electricians writing the report. The next inspection date is the inspector's recommendation. This England guidance sets no legal interval for an owner-occupied home
- Anyone buying or selling a property who wants the installation's condition on record
- Managing agents and social landlords keeping a portfolio's reports current

What a Tradehand EICR includes
The report follows the model forms in BS 7671:2018+A4:2026: installation and client details, supply characteristics and earthing, the schedules of inspections, circuit details and test results, the observations, and the overall assessment with the inspector's next date. Get the C1, C2, C3 and FI codes right
C1 means danger present. C2 means potentially dangerous. Either code means the report states the installation is unsatisfactory and remedial work is required. C3 recommends an improvement and does not by itself require remedial work. FI means further investigation without delay. For an in-scope rented home in England, remedial or further investigative work is due within 28 days, or any shorter period the report specifies. Within 28 days of that work the landlord supplies the tenant and the council with the report and written confirmation from the qualified person. Can I use it on a phone on site?
Yes. It is designed for a sole trader filling in a report on a phone while still at the property, then emailing the finished PDF to the customer or landlord before leaving. There is no desktop-only lock-in and nothing to install.
Do I keep my certificates if I stop using the paid features?
Yes. The certificate generator does not depend on any subscription. Manual certificates are included on Free. Your reports remain yours to produce and export whether or not you ever switch on the quoting, booking and payment-chasing side.
How is this different from an EICR template?
The template is a blank form you print and fill in. This software keeps the report with the job, and signing saves the PDF.
