What the EICR covers
An EICR is the standard periodic inspection report for a property's fixed electrical installation. It records the supply and earthing arrangement, schedules every circuit, logs the test results, assigns C1, C2, C3 and FI observation codes to each finding, and gives an overall Satisfactory or Unsatisfactory outcome. It is the document a landlord, buyer, insurer or local authority asks for as proof the installation was inspected against the current wiring regulations.
Who needs one
- Landlords in England. A satisfactory EICR every 5 years is a legal requirement under the Electrical Safety Standards in the Private Rented Sector Regulations 2020
- Electricians inspecting owner-occupied homes (recommended every 10 years) or commercial premises (every 5 years or per the insurer)
- Anyone buying or selling a property who wants the installation's condition on record
- Managing agents and social landlords keeping a portfolio's certificates current
Why it's free, and where the 5% comes in
The certificate tool costs you nothing. No monthly fee, no per-cert charge, no cap on how many EICRs you write. Get the C1, C2, C3 and FI codes right
C1 means danger is present and needs action immediately. C2 means potentially dangerous. Prompt remedial work. C3 is improvement recommended and does not, on its own, make a report unsatisfactory. FI means further investigation is required. One or more C1 or C2 (or FI) observations make the installation Unsatisfactory for continued use; for a rented property in England the landlord then has 28 days to complete the remedial work.
