What the gas safety certificate covers
A gas safety certificate (Landlord Gas Safety Record, historically the CP12) records the annual safety check of the gas appliances and flues in a property. It lists each appliance, the checks carried out, whether it is safe to use, any defects and remedial action, and the date the next safety check is due: the annual check a landlord owes under the Gas Safety (Installation and Use) Regulations 1998, completed by a Gas Safe registered engineer.
