Chimney Breast Removed Without Support
A downstairs chimney breast has been taken out and the brickwork above it appears to be hanging with nothing under it.

What's happening?
A chimney is a stack of masonry from the ground to above the roof, and every part of it is holding up the part above. Take out a section at ground floor level and everything above — the first floor breast, the stack in the loft, the pot on the roof — needs a new load path. Done properly that means a designed beam or gallows brackets bolted into sound brickwork, sized for the real weight above. Done badly it means the upper breast is corbelling itself off a few courses, and the signs show inside: a horizontal or stepped crack at the old junction, the upstairs breast leaning slightly out into the room, plaster cracking on that chimney wall, and often floor joists that were cut around it dropping.
What usually causes it?
- Upper breast left unsupported after the lower one was removed, relying on the brickwork to arch or corbel
- Gallows brackets used where the wall or the load above is unsuitable for them
- Beam fitted with too little bearing at one or both ends, or with no padstone to spread the load
- Floor joists cut or trimmed around the old breast and never re-supported
- Work carried out with no building control notification, so nothing was ever checked
- The stack above roof level left tall and unrestrained — Approved Document A limits an unsupported chimney's height above the roof to 4.5 times its least horizontal dimension for masonry over 1500kg/m³
- Party wall implications ignored where the breast sits on a shared wall
Is it dangerous?
Yes, this is one of the genuinely high-risk alterations found in ordinary houses, because the mass involved is large and the failure would be masonry falling through a floor. Warning signs to act on immediately: a horizontal crack at the line where the breast was cut, the upper breast leaning into the room, fresh plaster cracking on that wall, sagging floor above, or debris appearing in the fireplace opening. Stop using the room below, keep people away, and get a builder and a structural engineer out. Do not load the floor above or start any other work on that wall.
Can I fix it myself?
No. There is nothing here for a homeowner to do beyond finding out what happened and keeping people safe in the meantime. Photograph the junction and any cracks with a dated ruler, look in the loft to see how much stack is above, and ask the local authority building control body whether the removal was ever notified. Do not open up, do not knock plaster off to have a look, and do not stack anything heavy on the floor above.
When should you call a builder?
Call a builder now if you can see a crack at the old junction, any lean in the upper breast, or a sagging floor. Call one anyway, without urgency, if you have simply discovered a breast was removed and there is no paperwork — an inspection is cheap and the consequence of getting this wrong is not. Where the chimney is on a party wall, remember that work to a party wall in England and Wales requires notice to your neighbour under the Party Wall etc. Act 1996.
What will the builder actually do?
- Open up at the junction to establish exactly what, if anything, is supporting the masonry above
- Measure the load above — the breast, the stack in the roof space and the section above roof level
- Have a structural engineer design the support: a beam with proper bearings and padstones, or gallows brackets where genuinely suitable
- Prop the structure, install the designed support and tie the masonry back where it has moved
- Re-support any floor joists that were cut around the old breast
- Regularise the work with building control, and serve party wall notice where the chimney is on a shared wall
