Horrible company. Repeatedly close the noise app and evidence. That's after completely ignoring us for 4 months first. Do not deal with ASB tenants despite multiple people suffering from the same issue. 2 properties opposite each other making everyone give up rentals or sell. In my case for my adjoining neighbor which is the one I have issue with....Despite providing evidence that they have done this to the previous owner which wasn't declared to me when I was sold it. Under the giuse of "hearsay" That evidence was disregarded.. Now my children are exhausted, terrified and in a living hell. They complain when children are playing in the garden at 5pm because next door nap at 5-10pm to continue nightly gaming activities. Because jobs and responsibilities or other residents are not something they care about nor do they care for mediation because they live how they live and it's not their problem, if whoever lives in the next door property can't cope with it (despite being 8 years old) they need to leave like the last owner. Yes really. Where 5/6 unemployed adults who live in the adjoining property do not sleep night time just to game, shout and scream for fun, banging on walls for hours and that's not included playing with himself and calling my little girls name. Yes absolutely no joke. Sickening. So is sending other residents to have a pop at us (once unfortunately was directed at my child) because these narrow minded individuals think they are protecting their long term friend when they dont actually know what goes on behind closed doors nor have they been informed of the full truth. Absolutely hideous. Will be calling an ASB case review as per victim supports advice. It very clear you do not care who you house, who it impacts as long as you get your rent. Do not bother to respond to my review because I won't be emailing to talk to yous any more but I will be making further complaints. Can't accept CCTV because the noise could be anyone in the immediate area? Even though it's in my back yard. Can't accept doorbell video because wind distorts sound, or isn't pointed at the adjoining property itself? Absolutely disgusting and actually something should be done about your company because you are in fact just a large scale slum landlord housing quiet a few wronguns. And don't even get me started on your staff talking to other residents about the situation saying she doesn't believe us because she has been in the adjoining property and they are nice people and do not drink!!!!! Did she do a search? Is that the type of confidentiality your staff provide? Is that why she was moved from the area? As for one of your new replacement staff saying to another resident your relaying second hand information from the complainant...well that's difficult isn't is because we do not talk to anyone in the road and that information was given to me via police when a witness called in a concern for welfare for my children because of the abuse next door was shouting that was heard on the opposite side of the road 3 houses down......then we were was told this by them and that he advised them that those comments were on camera. Then for someone to email me saying about (my address) and that they want to talk about my sons damaging their fence!!! Not me, not my sons. I don't have none... Why is it so difficult? I was the one with criminal damage not the person with sons who done it. I won't go away, I won't be quite even if I do sell but I will keep making sure they never do this to anyone else especially someone's children ever again and that I will promise you!
There is 2 reviews on hear relate to my street I agree duggys and noise issues 13 keep closeting cases on them 13 cba dealing with expenses of getting em Moved on and when I asked to have my kitchen replaced sooner than 2 years and make more functional for us and turn my down stairs loo in to storage room they said nope and they know I have children with additional needs and storage for us is importance due to Pysio equipment
Extremely Poor Service from Thirteen Housing – Tenants Deserve Better! The service from Thirteen Housing is extremely disappointing. Staff seem to keep passing jobs and responsibilities from one person or department to another instead of actually solving problems. Tenants are left chasing the same issues repeatedly with little or no progress. Customer service is appalling, with some staff being rude, dismissive and unhelpful. Tenants deserve to be treated with respect, not made to feel like a nuisance when asking for help. The repairs service is equally disappointing, with repairs not being dealt with properly or in a reasonable time. Tenants pay rent and have every right to expect their homes to be maintained and their concerns taken seriously.
Thirteen were very helpful, polite and patient. Very good.
Joiner was great however i had a call from 13 housing an hour prior to the appointment saying that the joiner was being sent early as he had an emergency that afternoon and couldnt work past 12. Which was absolutly fine. Was told he was a few streets away and would he with me in 5 minutes. Again great It gets to 11:40 and he isn't here. Everything that needed to be done literally couldnt be done in 20 minutes especially when the joiner still wasn't there. I had this repair booked in for a month at this point as well Joiner shows uo at 11:50 and apolagises for being EARLY and asks if i'm okay with him starting the work now or if i want him to wait till 12 I tell him about the phone call and how it said he cannot work past 12. He tells me none of that is true He hasn't even been in hartlepool and had to travel half an hour to my appointment, he is completely fine to work past 12 and he had been given this job last week so it was the same joiner.
Answered on the first ring and handler very helpful. Still had to go through the recorded message. Was on the phone for only 3 minutes.
I am extremely disappointed with Thirteen Group. I have been unable to use my kitchen for almost a month and a half, and the work is still not finished. Since the repairs started, I have been living on takeaways and eating outside because I cannot properly cook or use my kitchen. This has caused a huge amount of stress, inconvenience, and extra expense. Whenever I contact Thirteen Group, I am told to wait five working days for an update. Time and time again, no update arrives. When I call back, I am given the same response and no one can tell me exactly what is happening or when the work will be completed. Contractors have attended the property multiple times, but work is often left unfinished. There seems to be no urgency to resolve the issue. Some days nobody turns up at all, and the whole process feels badly organised and poorly managed. The communication has been shocking. It appears impossible to speak directly with a manager. Reception staff simply repeat the same scripted responses, promise callbacks, and then no one calls. Meanwhile, I am left waiting with no answers and no completed repair. I have never experienced service this poor in my life. Being without a kitchen for nearly six weeks is unacceptable, and the lack of communication and accountability from Thirteen Group has made the situation even worse.
Absolutely shocking. 20 years of neglect on leasehold flats. Excuse is they are too far away to manage yet take our money and spend it on social housing and not putting it in to our flats which we have a mortgage on. The staff are clueless. The whole system for repairs, customer service, accounts, all departments that don't communicate and not fit for purpose. The ombudsman really need to speak in and investigate.
Open day visit was very good. There was plenty of parking and the people were great.
Had a damp and mould assessment in November which found there to be mild to moderate health risk. It is now April and the works are still not complete with ongoing condensation and damp issues in the toilet room. Had to chase up countless calls and still no confirmed date booked for when they are solving this. (This was supposed to be book in weeks ago) I’m not one to complain but our experience has been very disappointing.
Shocking and unacceptable. A member of staff has confirmed that properties are cleared, including post, yet I have been refused access to collect my own letters. I have physically seen my mail inside the property and have evidence of this. These are not just ordinary letters. They include hospital correspondence and family court documents relating to my children, who have additional needs. I am also a disabled person, and this situation is extremely serious. I have been left without access to urgent and time-sensitive documents, with no proper urgency or support shown. Under the Postal Services Act 2000, it is not permitted to intentionally interfere with or dispose of mail addressed to another person. Despite this, I have been left in a position where I cannot access my own post. This has caused unnecessary stress and could have serious consequences. Completely unacceptable handling of a very serious situation.
Great experience of sign up and process, really good people and a nice property. Just a bit gutted they don't offer housing perks like Vico my last landlord did so missed out on some savings there
Emma Sarjeant has left me feeling like a criminal and the tone of the way she spoke to me was appalling. In all my days, I have never been treated in such a poor fashion. Disgusting how people are treated and made to feel as though they have done something so very wrong.I was overjoyed and overwhelmed at being offered a house only to have it removed over not being able to give my ex husband's address. We have beer divorced for over 20 odd years. I am not privy to such unformation. I filled in everything and more. Clear discrimination and a huge let down over something beyond my control. Me and my family are distraught.
Would give them zero stars if i could worst housing ever been with zero repairs get done you go round circles with them worst of the worst stay clear
If you enjoy living amongst crackheads and violent offenders then I can't recommend Thirteen Housing Group highly enough. They will literally move them to your area and abandon all responsibility they have as a social housing provider for the ASB and criminality their tenants cause and leave you to deal with it for years. Myself and other residents in my area have had to contact the Housing Ombudsman, request intervention from our local MP and request legal help from our borough council due to Thirteen's complete lack of action against their problem tenants and because of repeated lies from their staff. The funniest thing about it is even after numerous complaints to the company every internal report they conduct themselves proves in black and white repeated failings on their part and a consistent pattern of lies told by their staff e.g. ASB Lead Kelly Darley amongst others. I am unable to recommend Thirteen Housing Group as a landlord as it simply is not safe to do so and I would warn others to avoid them if at all possible.
Purchased shared ownership in 2019. First court case against them for their failures and absolute lies cost the company (more like the tenants rents) over £200,000, plus they had to pay my costs of £53,000. Did they learn of course not then I had to take their builder (Engie/ Equans) to court for failures .... another £7,500 they lost again. Then after waiting 3 years for promised fence another £8,000 of the their tenants rent monies. Really the fence only cost me £1,000 the rest they had to pay in my legal fees. Did they learn..... after all this. Then they had to pay me another £10,000 settlement. Does anyone question how they waste so much of their tenants rent money. No, now some absolute jobsworth, Hickey can't understand a 125 year lease.... so back to court again. Really were do you employ your staff..... My advice to anyone involved with dealings with Thirteen Housing Group. Take them to court because they never learn they're staff are so arrogant, and the company is just ripping off its customers over and over again. Hopefully one day someone will ask why they can't upgrade old persons bathrooms & kitchens anymore.
Moved to a lovely flat in a safe and quiet area of Saltburn after being in a nightmare situation in Guisborough, via Beyond Housing Group. 13 Housing so far is quite good and the manager is outstanding. Residents my own age and it feels more like a home situation than before. I feel like I fit in here. It is vital to have decent neighbours. I would say it is the most important thing.
Not the best landlord Never sorted issues till new laws came out this year. To which most haven't been done properly or need redoing. Had no insulation in voids so at times living in -1 to -14 conditions. Then due to vent and fans letting in wind/rain/snow just broken. With major health issues to suit. Some staff trying to help but it's obvious there's a lack of communication and accountability If I could afford to move I would. Weather and temp not in the -0 yet and I'm struggling. Thirteen will be the death of me
Nice place
I’ve received excellent service from Mel A and Sue C when purchasing with them recently. Communication with them both was incredible and they went above and beyond to support me. We had a few issues that were no fault of Thirteen and completely out of their control, this fell back on incorrect information from The Mortgage People (TMP) around my affordability. Mel from Thirteen provided a little more time for me to resolve the issue (which she didn’t have to) and I’m really happy to say we completed and moved in over the weekend! All of my questions were responded to extremely promptly and with kindness and compassion. I really hope the service these two lovely ladies provided is acknowledged, the personal touch they both provided was really appreciated. Thank you both so much! I couldn’t have done this without your amazing support!
They run an out of hours emergency support service. But they don't class having no water as an emergency. When asked to describe what is considered a an emergency, I was told 'various things, like if the door is stuck'. Brilliant
I've been a Thirteen customer for 4 years almost and I've lived in Thirteen properties previously with family. Im my experience they've been brilliant! Repairs get done when reported, my local housing officer Aimee is lovely. Dealt with an issue I had swiftly. The rent is affordable and all the staff I've spoke with over the phone have been helpful. Always pleasant and great customer service skills. I hope to be a tenant long term. I've also used the Stockton hub a few times and it's a wonderful building. Clean and lots of facilities. The women I've spoke to there were friendly and easy to talk to.
11 years I was tenant, never missed a payment! Never met my area housing officer ever, failed to collect my keys when I put in my notice, I never asked them for anything. They have taken money from my account after I vacated the property, I have been calling every day for 7 days straights not one person can advise when I will get my money back. I have asked to speak to credit control every call and every time they are not available!! Do they even have one?? The area I rented in has gone down the pan, paying to live in an area that is no longer looked after was something I was no longer willing to do
If your a single, disabled man, under 65 then you will NOT get suitable housing. If your a disabled woman under 65 you WILL get suitable housing. That's discrimination on the grounds of Age, Gender and disability. If you try and complain about this you get banned from communicating with Thirteen and refused any accommodation what so ever, leaving disabled men homeless.
Grat company and spacious office building. Friendly atmosphere.
Thirteen Group has completely failed in their duty of care. I spent over three years in a previous property where I was constantly threatened by off-leash dogs in a communal garden. As someone who is deaf, I repeatedly raised this issue — and was ignored. Nothing changed until I was finally moved. But the new property was no better — from day one, it was in a state of disrepair: Bathroom fan broken Kitchen light non-functional Outside door light stuck on External vent cover missing And worst of all, a broken fence that allowed dogs into the garden Their own housing officer confirmed these issues in writing, even stating that the temporary fix for the fence (a loose board) would likely blow down in the wind. Despite all this, I’ve been billed for the unsafe property I was moved from, and now owe rent due to their own failures. To make it worse — they continue to call me constantly to recover debts. I'm profoundly deaf, and they’re fully aware of this. Yet they refuse to communicate appropriately via email or text unless pushed. I’ve endured years of neglect, unsafe housing, and now I’m being harassed over money I never should owe. Thirteen Group claims to support vulnerable tenants — but from my experience, they only add to the hardship. UPDATE: 4 Days After This Review, I Received an Unannounced Visit After posting this review, a Thirteen Group staff member turned up unannounced at my door with a hand-delivered debt letter — no call, no email, no warning. ✅ The staff member’s ID badge was turned around, making them unidentifiable. ✅ They walked onto my property despite my communication needs as a profoundly deaf tenant. ✅ I have video evidence of this visit. ✅ The letter could have easily been emailed — like I’ve repeatedly requested. ✅ No auxiliary support was in place, even though Thirteen acknowledged this on June 11th. This was not a welfare check — it was an intimidation tactic, delivered days after a negative review. I now have evidence of a visit that ignored my disability, ignored safeguarding, and appeared retaliatory. After enduring years of unsafe housing and being billed for issues I didn’t cause, this latest action shows exactly how Thirteen Group treats vulnerable tenants. If you’re a tenant with support needs — think twice. If you’re watching from the outside — please pay attention.
👍
Complete lack of direct communication and information sharing in relation to progress of identified “Safety Work”. Scaffolding erected now for over 8 months as a safety measure without any firm end date to works leaving a 79 year old lady to navigate to and from her front door every and plunging her living room in darkness. Complaints raised and responded to on a superficial level by Thirteen Group management.
Appallingly customer services, leaving housebound tenants for 36 hrs without access to a toilet, being spoken to disrespectfully on the phone by repairs team and taking days to action repair to contractors!
Went to deliver a letter out of hours. We didn't expect to get in, and unfortunately, there wasn't a letter box
Am așteptat două luni de zile doar pentru a veni "cineva" să ia măsuratori la gard, iar acum trebuie să aștept până în ianuarie 2026 să puneți un amărât de gard, pe bune???
locked me out of my home for 8 months saying it wasn’t safe for me. left me homeless whilst still taking rent n not giving me access to belongings
Just called group 13 with a rent enquiry, started coversation going very well until staff member talking over me .She would not allow me to finish conversation or explain wot information I wanted, she explained Monday was very busy ,and when I asked to speak to a supervisor or manager got told no one available. I find the customer service appalling, you get told by these companies they don't tolerate any rude or abusive behaviour, yet their staff can dish it out .
Got a flat I can’t stay in so been sofa surfing since June, I’m autistic and unsafe but noone is helping with getting me rehomed to somewhere suitable, telling me it could take up to another year
2 big leaks in a property I've just "moved" in, I have no furniture at the property as I'm just decorating because the flat was left in a mess, and they have the audacity to say someone has to be at the property for 24hrs for an "emergency" call out 24hrs is hardly an emergency.. bearing in mind it's winter and I can't use the boiler because it's leaking. My 1st flat and ive had nothing but problems as of yet.
Rent goes up every year but customer service and repairs go down !
My dad died, I have been trying to contact home ownership team so I can sell property to buyer who is waiting, I have been messed around for 4 mth, no responses to multiple emails phone calls or complaints, I phone up, and get told the team cant be contacted, every single thing is 5 working days for single response, then nothing, managers don't want to know, pathetic at there job, it's shocking, but hey, I'm still paying 600 a month for an empty property, what do they care, they are still getting there money. Look at the reviews, I have the same problem as others, with the operators refrain, of basically been told to stop speaking, so they can give there standard excuse of not being able to do anything, and say it's another department
I live in alwant Road Middlesbrough many times i asking for my tenancy agreement they always sent me with the wrong name 2 months ago until now I still waiting
Sheer incompetence at every level! 2 years trying to get a garage roof repaired and still no further forward. Obvious now why our council tax is going down the drain.
I think 13 group are a very good I always get respectedThere have been brilliant with me over ther yearsMy shower broken and ther wer here wive 20 minutes As a emergency cos I'm classed as disabled thank very much k mann And Mark the plumber was very respectable As all ther colleagues are I find100% ther 👌 best
Had a rat problem since lockdown rang council as it was lockdown they couldn't help? Bought own poison etc humane traps were tried but too cunning for them. The rats are coming in through my loft it's either interseal or a neighbours botched loft conversion have ruined a safe dry good loft! It's now soaking wet freezing cold and covered in rat droppings and urine which is a health hazard in itself. Email you get dodgy lies no joy very evasive no real solution and not really our problem bull. They chewing into downstairs cupboard under stairs into living space they chewed all my chairs urinated everywhere caused caustic odor which is very harmful ruined my table and chairs its still ongoing?they even retaining droppings now so hard to see activity but still pee understairs which is a nightmare to clean for old boards retain past cleansers. I don't feel they care and like turning blame etc they have thier favourites and no chronological system when doors are given case of your face fits you can be treated well and to doors etc. Also let me run up 3;000. Debt as they say and then call to let me know I had?why not call when went supposedly into overdraft just conspiracising people and face don't fit doesn't suit. Anyway poor show of name blame avoid accountability? and me and kids suffer with health issues as a result used to be good in seventies eighties who will fix loft????really peed off with them and thier fake reps.
They are not very friendly on the phone. Especially when they call the department where I work, I won't say where but they don't sound very professional.
As a homeowner, the last thing you expect is to find yourself in a battle of wills with a housing group over issues relating to one of their tenants. However, my experience with Thirteen Housing Group has shown me just how overwhelming and frustrating it can be to deal with a company that seems to have no concept of transparency, honesty, or respect for your rights. From the very beginning, Thirteen Housing Group has been nothing short of a nightmare to deal with. Their approach to communication is opaque at best and deceitful at worst. When issues arise—whether they be noise complaints, property damage, or other disruptions caused by their tenants—you can expect to be met with a wall of silence, misinformation, and outright lies. All in contradiction to their own documents stating what they can do in these circumstances. Engaging with their complaints process is an exercise in futility. Despite the illusion of a structured process, your voice, your concerns, and your rights are systematically ignored. The entire procedure seems designed to wear you down rather than resolve issues. At every stage, from the initial complaint to the final verdict at Stage 2, Thirteen Housing Group appears to operate under the assumption that if they ignore you long enough, you will simply give up. And here's the crux of the matter: they know that you, as a homeowner, have very few options once the complaint process is exhausted. Their blatant disregard for accountability is emboldened by the knowledge that pursuing justice further would require costly legal action—a luxury that many homeowners simply cannot afford. In conclusion, dealing with Thirteen Housing Group has been an experience in frustration, disillusionment, and helplessness. Their lack of transparency, truthfulness, and respect for homeowners' rights makes it clear that they are more concerned with protecting their own interests than resolving legitimate grievances. If you find yourself in conflict with this company, be prepared for a long, exhausting, and ultimately unsatisfying struggle, with little recourse unless you have the financial means to take them to court.
cannot even bring myself to give this review one star but I guess i have no choice. my phone call was for my mother who by the way is in her 70s regarding a very serious issue this so called employee of thirteen was an absolute disgrace from start to finish when I said that I was calling on behalf of my mother he replied with right do you have permission do you have GDPR to speak on her behalf constantly speaking over me like a child. when I tried to explain how serious an issue it was his response was, I am not bothered I do not care and hung up. Now lets just see how many of thirteens calls are actually recorded because I have demanded something be done about it. the reputation of thirteen is already in the gutter so employing gutter rats like this so called man who no doubt if it was face to face would melt in seconds is only going to put them further in the gutter. well we will see who has the last laugh as I am a health and safety manager myself and will be contacting HSE direct as this issue has been raised several times. well done yet again Middlesbrough council.
Thirteen group and customer services are a total waste of time whenever you ring them they dont answer i have a problem with the new build we bought from them we are having a problem with drainage in the garden and for the past 3 years we are unable to use the garden at all we have had a good number of inspectors looking at the garden and they all say it's a problem and for 3 years nothing has been done to resolve this its the first and last time I will buy a new build from Thirteen group
Poor management
Fantastic out of hours service, as always👍🏻
Good job
I used to be 13 group and. Thay let me down all the time now I am with Durham key options best move ever
My experience of thirteen group, inefficient, uncaring, and devoid of any consideration of there tenants problems
DO NOT UNDER ANY CIRCUMSTANCES GET THE INVESTMENT TEAM OR OAK ELECTRICIANS TO YOUR PROPERTY. NEARLY HAD A FIRE BECAUSE NO ON AT 13 CAN DO THEIR JOBS PROPERLY Does anyone actually work in the offices??? Or did everyone quit when they couldn't work from home anymore after COVID, because COVID has been the only time thirteen have actually done they're jobs sufficiently. It's alright I've only got a leaky sink in the kitchen, so don't worry about fixing it quick, give me an appointment for 2 months time it's all good. Means you can replace the whole kitchen instead because it will get worse. Ohhh btw follow up (if anyone actually wants to help you) if you have rebooked an appointment because thirteen and vision don't communicate, so even if you have managed to get through to someone to rebook a job, the guy that was due will still arrive. And even if the guy does the job, the notes you want leaving won't be noted, or they'll turn up and tell they're advisors no one was in even if you've spoke to them. Very much think office staff need training on the jobs, please don't keep sending me the wrong handyman when you don't know what it is they do for each job, waste or everyone's bloody time. DO NOT REQUEST A CALL BACK, NO STAFF DO THIS PROPERLY. I HAVE REQUESTED THIS ON 6 SEPERATE OCCASIONS AND THE CALL BACKS DO NOT REGISTER AS A CALL OR IF YOU'VE MISSED IT THE STAFF DO NOT RING LONG ENOUGH FOR YOUR PHONE TO GO 'YOUVE GOT A MISSED CALL" Been trying to get through on the phones everyday since December 2022, still no answer, only been waiting 45 minutes today
Jobs get booked in. But repairs are only ever half done meaning we need to keep chasing them up. It’s draining!
Difficult website to navigate
Thirteen group are the worst housing group 7 months for them to fix security light still not working
Poor customer service
Continuous harassment about rent , contractors access etc I work night shift so sleep during the day, I actually stayed at girlfriend's for 3 weeks and give contractors spare key to do the work but still got letters about no access absolutely ridiculous, when out of work I'm a temp worker Universal credit pay but whilst waiting for that to be paid countless letters and phone calls can't wait to go private rental off you pop thirteen group give the new tenant harassment I have sent endless messages to customer service falls on deaf ears I'm afraid, don't reply Julie I've done what I can it's time to get a decent landlord.
Thirteen Group has one of the worst customer services that I've ever had to deal with, and as someone with 30 years experience of working in customer relations for a major UK company before I retired, I know the difference between good and bad customer service. Unfortunately, I've had the misfortune of having to contact this company to try and find out when they are going to finish erecting a fence on their own property which they started in January. As was the case in January when they knocked on my front door, they will again require access to the side of my property via locked gates in order to complete the work because the land on their side of the fenceline drops down sharply and is difficult to get to from their side (see photos). I emailed their CS in May to try and arrange a date but they failed to reply, so I tried again in late July when someone called Dave replied advising that the work would be completed w/c 7/8. When I asked for an exact date, he replied stating that they cannot stipulate the date due to data protection !??? After staying in all week and nobody turning up from Thirteen, I emailed CS again asking for a contact number for their area manager but all I received is a reply on 14/8 stating that they aim to respond within 48 hours. I waited 4 days before raising an online complaint via their website which elicited a swift response which basically advised that they have backheeled it to their fencing team who will ring me "shortly" to arrange a date for access. So no apology for not turning up w/c 7/8, and so far no phone call to arrange a date for access either. The fact that their customer services team wash their hands of complaints by backheeling them to other departments is a recipe for failure. Good customer service involves taking ownership of the complaint until it has been addressed, and then contacting the customer for their feedback. Unfortunately, it's apparent that Thirteen CS do neither of these things and retain no interest in maintaining any contact once they've backheeled it. Their ineptitude has left me angry and frustrated because I feel that it's all just been a waste of my time. I offered Thirteen the courtesy of providing assistance to make it easier for them to finish erecting their own fence, but in return they failed to turn up when they said they would, they have not apologised when I complained about them not turning up, and neither has their fencing team contacted me as customer service promised. So now I've had to raise a further complaint about their poor customer service, and this time I have requested their customer service team to sort it out with the fencing team and then get back to me within 5 working days to confirm when/if they propose to attend and complete the work. Sadly, it appears that getting blood out of a stone would be easier than getting a satisfactory answer from Thirteen to this simple and straightforward question. The treatment that they've given me makes an absolute mockery of the statement on their website: 'We're here to help'. Update 16/9: Following Julie's response to my review, I PM'd her on Facebook Messenger with my contact number which resulted in a very positive call received on 14/9. This was backed up with a further call from the Fencing manager on 15/9 advising that they would attend to complete the job this morning. I'm delighted to report that this time the fencing team duly attended to finish the job that they started back in January, and I'm particularly happy because this means that I can now proceed with my garden landscaping work, which I'll hopefully manage to complete before the harsh weather arrives. It was out of frustration that I posted this negative review, but I have to say that I am very impressed with how Julie has rescued the situation by swiftly arranging a positive outcome. My wife and I appreciate your effort, and we are both happy to give credit where credit is due.
Spoke with emma from hartlepool on the phone. Was rude and said things like “if u stop speaking i can answer your question”
Since COVID they have lost all customer service skills in communication. The last two years We have a damaged Bath panel that was done by one of their own workers and old vents that don't vent properly and one that is hanging off the wall but they say it's not an emergency everytime and refuse to send out repair men to fix them. yet they patrolardens and give snotty phonecalls and post a card and expect the customer to clean the garden in 7 days without even offering help or advice.
I can’t fault the service I’ve received since living in one of the homes in Richmond NYorks, always get back to me and are really helpful.
World's worst housing company would rather be homeless then in this dump
My family have suffered for over 20 years due to the ineptitude of Thirteen, originally called Erimus, and things continue to get worse for us all.
I was out of food due to cost of living and I went to thirteen at Hudson quay middlesbrough to find out if they still do food vouchers they went out of there way to get me one the staff where brilliant
Not good service when your trying to get through on the phone take the absolutely mick, wait time is ridiculous and there is also a member of staff that’s biased (I have his name) won’t post on here for legal reasons
Had to go to Hudson Quay for a meeting but always made welcome
Never get back to me about repairs or get my property refurbished I have to do it all myself a d pay for it
After installing windows in my mother's bungerlows, they said they would return to repair damaged plaster work, on a certain day,at a certain time. Didn't show up. After being on hold for 40 minutes,I spoke to someone. When I complained about the phone wait time,he hung up on me. Dreadful service.
It's called Thirteen because that's approximately how many capable intelligent staff they have, or how many times you have to contact them for a positive response. You can complain all you like but your complaints never gets passed to the fictional " complaints team" , I have mental and physical disabilities and have requested support tidying my house, I was told I can have 2 cardboard boxes they'd managed to find. They've just moved residents of 2 16 floor high rise buildings and gave them 7 boxes each. That's around 260* 7 boxes, but they only found a disabled person 2. Constantly harassed for gas inspection even though they cut my gas off , constantly harassed for electrical inspection even though it's not legally due for 8 months. The neighborhood rep is a boy doing a man's job, he has single handedly managed a migration of tenants from the estate.
Not an ideal housing agency..! Won’t recommend it for renting or buying houses from them. I am unfortunately being with them under rental contract since 4 years. They won’t do repairs especially with boiler in dead winter. I have spent 2 weeks with out hot water or heating
Quick and easy to navigate.

Don't do repairs and when they do they bodge them
Tried phoning 13 times over 2 days no answer ..
Not a very good company rented for 3 years of them , the repair teams never turned up to jobs with no contact , never get in with general enquires ..
Nowadays usually waiting on phone for at least 20 minutes before having to hang up, been told it's caused by "streamlining"! I think would be easier to get in touch with Doris Stokes (famous 1970s clairvoyant) for contacting Thirteen!
Sorry for tge 2 stars but ive been trying to find a new propety since loseing my house as landlord has sold it and my account keeps saying error wont let me search for flats and when i call tgem it takes forever for them to anser like nearly 30 plus mins with a daft jazz tone in background thia is totaly out of order if i end up on the streets im blameing thirteen
DO NOT RENT FROM THIRTEEN! I have been waiting a year for serious repairs. I have a condemned and unusable bathroom and condemned kitchen. They never attend, never answer their phones, they just make promises they never keep and palm you off from one person to the next. We're paying service charges for services they don't provide. Their staff are incredibly rude
2½ weeks with no hot water and no heating with no repair in sight.
Disgusting customer care should of had a back door fitted 14 feb now in April still no door had 5 emails to say it’s coming Sat yesterday for 4 and half hours as they emailed at 7.30am your joiner is coming 3 phone calls later and still no joy
Thirteen Group have been absolutely rubbish, and continue to be. Myself and my partner have been renting for two years from them and absolutely NONE of the snags we’ve listed for them have been rectified. We pay good money to live in the property and they cannot use covid as an excuse to keep ignoring and postponing our fixes. Can’t wait to move
Some members of staff will try to help you but the scripted system of thirteen group will always try to stop people complaining about the conditions tennents have to put up with. So if you have no choice then you would have to use them to be housed. But hopefully people can find a peaceful place to live. But they are no different to any other houseing association.
When hear for a climate not bad very interesting in learning what the local housing group are upto to reduce there carbon footprint as a company
Might as well talk to the wall, allow anti social behaviour and do nothing. It's a good job other housing associations are available can't wait to leave these and get a better place for cheaper rent
BEWARE OF THIS COMPANY ! Disgraceful practices Anti social behaviour is rife with the tenants in this companies properties. Making others feel unsafe in their own homes. A complaint about their own employee was met with passing the employee the details of the neighbour that made the complaint. This broke GDPR rules. The complaint was not upheld but simply ignored. BE VERY AWARE THAT THE COMPANY HAS HUGE SHORTFALLS.
Very good customer service, polite and friendly staff. They dealt with my query quickly and efficiently.
Great people 👏 Thank u.
Bought a house through thirteen and was locked in a contract with them for a year before ownership. The buying went smoothly but the problems started as soon as we moved in. Debt collection letters addressed to thirteen were arriving for weeks for unpaid gas bills. Repeatedly contacted thirteen about the issue, especially when the letters were written on them that bailiffs were coming to the property to collect their debt. Throughout the year reported problems to thirteen for leaking pipes and fire alarms not working and other snags. Each time I called back a few days later to find the problems hadn't even been logged. Extremely lucky that I could call Taylor wimpy directly and report the faults and Taylor wimpy sent their own guys to fix them. Simple administration tasks like adding a named person on the account was far too complicated for them to handle as it was requested multiple times and never happened. Overpaid on bills and it took them weeks for them to investigate and return the money. I think that nobody at this company has a clue how to do their job properly in my experience in speaking with them.
This is my garden as you can c water goes no where it not healthy i don't have bit of drainage in my garden it a bog yet all gardens round here have got drain not me
Made me wait outside while I was there
Such a long pre recorded message, take forever to pick up. Clearly need more staff.
My daughter in law moved into a flat pays £10 a month for gardens cut she been there 10 month they cut the front and do next doors backs but haven't touched hers the grass is almost to her window sill ....she in the top flat disgusting wouldn't give thirteen the time of day
Honestly can't say anything good about this organisation. Nothing but constant lies and palming you away because of severely under trained staff who don't know anything, but what they've clearly been told to say. Roll on next June where I can remortgage my house and buy them out from their 50% share. I'd advise anyone reading this to avoid and save the stress!
Excesocial housing
Great place to work, Quality landlord.
I've been a Thirteen tenant since they were TriStar. The experience since they became Thirteen has been utterly horrendous. I've been having problems for the last year with mold and damp. It's taken them a year to send somebody out to assess the situation, and they came out and told me they're going to put in "damp detectors" to work out where it was coming from. They conveniently decided to do this just as the weather is starting to get warm so the damp will barely be a problem and the detectors won't pick much up. They're going to then attempt to say that it's something I'm doing. I guarantee it. Absolute conmen. That's what they are. Avoid like the plague. Go private as it's less of a risk.
When I was living in one of their properties I was left with no hot water or heating for 2 weeks whilst pregnant. Had a meeting with one of the staff workers and was told tenancy would be changed into my ex partners name. Had a meeting with her and my parents, left and she was going to sort it out. 12 months later I’m apparently in arrears because it was still in my name, even though I wasn’t in the property. When I was there the rent was paid, etc. Staff are denying having the meeting. 13 reasons to avoid but don’t think I’d have enough space to type. Staff are rude and ignorant. Don’t care as long as their being paid.
Easy to park and easy to get to reception with no touch door system
Ignorant, unhelpful, silly policies and don't reply to emails
Clowns running the circus in my opinion! Can't even sort out an aerial that I have offered to pay for
Phoned thirteen this morning to report my back door as it will not open, was told as long as it is secure it was not an emergency, so now have no access to my back garden . Absolutely ridiculous, so thirteen when you see my front garden looking like a jungle just be aware that it wont be getting maintained as the gardening equipment is in the shed which is in the back garden.
Main headquarters of 13 Housing in Middlesbrough. This is NOT a call-in centre for customers etc; that is located on North Ormesby Rd, approximately three-quarters of a mile away. Great location looking out onto redevelopment of Middlesbrough Dock, Middlesbrough College and Riverside Stadium.
I find it so disappointing that we have called Thirteen a number of times for them to come and do repairs to our property and for literally years they have said they are Going to come do the repairs...... And still nothing... plus on a number of occasions they have Been threatening and down right rood.... Yet like a lot of tenants if your an hour late paying your rent you get a eviction notice through the door. It’s just such a shame that in this day and age with so much politically correctness around and equality and everything else they can’t talk to you with manners, respect or any form of Courtesy. (It’s Our Way Or The Highway). If they actually did the repairs and actually looked after there Tennant’s as Landlords are supposed to then they would soon realise that we as Tennant’s would show more respect and appreciation. The maintenance people who come to the door are sometimes really polite really nice people. But the people on the phone you have to talk to are horrendous..
Repair logged and job completed the next day what more could you ask for
Very helpful deffo for the people
Great facilities
Absolutely shocking overpriced overhyped houses
Been waiting months for my skirting board to be put back on which they took off to see if there was damp. Once they said there was no damp they were supposed to replace the skirting board rang in August they said oh we didn't no about it. An inspector who came to my house 2 weeks ago about something else said he would sort it ASAP rang today they have give me a, date for November 6th 7 months. They are a, joke
Havent had hot water for two weeks
Terrible service. Was told on the phone that garages were available to rent. From the minute I arrived I was being talked out of renting a garage as it was 'too far' from where I live. I was told the repercussions of not paying rent prematurely before even seeing a garage as if to imply something. I was turned away on the grounds that I don't have a log book with my name on for the car I would be parking in the garage when it is a company car which belongs to the company and not myself. I provided evidence of my work and was still fobbed off. Avoide!
proper useless took me son to end up in hospital to finally do repairs on my house cos of mould and damp for which i sent them photos and evidence and came out and said nothing we can do absolute tossers the company is.
Dont get why people are complaining have a roof over my head thanks to thirteen great service dont get this back home
Had problem with my boiler last year x this year keeps cutting out. Today they have been out x fixed by blowing down a pipe got it going x left half an hour later had to call them again as boiler went off again rang again again at 4pm after 3 calls before that to say he was held up on a job. Pity he was held up on mine getting boiler fixed.
Top place
Absolutely useless. Still awaiting a repair from January 2018 and I'm still waiting and it's November.
Attended meetings there. Clean, easily accessible and good equipment
Great housing company to rent for
Absolutely disgusting service. My 96 year old mother has been left with no hot water or heating for 24 hours. Heating engineers turn up 14 hours past deadline and blows the circuit board whilst testing system and has no parts so now all weekend with no heating temperatures down to -3 . update 29 days on temp down to minus 8 and still no heating or hot water this company want's shutting down .
