Cracked Tiles Or Grout Over Underfloor Heating

Since the underfloor heating was used, tiles or grout lines have started to crack across the heated floor.

What's happening?

Underfloor heating does not crack tiles by being hot. It cracks them by moving them, repeatedly. Every time the floor warms and cools, the screed, the heating layer and the tiles all change size slightly and at different rates, and that cycle happens daily for the life of the floor. A tiled finish survives it when three things were done: the system was commissioned properly before and after tiling, the adhesive and grout can deform a little rather than shatter, and the tiles are either isolated from the screed with an uncoupling membrane or free to move at properly formed joints. Where any of those were skipped, the first real heating season is when the floor tells you. The Tile Association publishes separate guidance for tiling to heated floors.

What usually causes it?

  • The heating run before tiling, or turned on too soon afterwards, instead of being brought up gradually once the bed had cured
  • A screed tiled before it had dried and completed its initial shrinkage, so it moved under the tiles as it warmed
  • A standard cement adhesive or rigid grout used where a deformable, flexible product was needed
  • No uncoupling membrane between a heated screed and the tiles, so all of the screed movement reached the tiles
  • No perimeter or intermediate movement joints, leaving thermal expansion nowhere to go
  • Heating pipes or cables sitting too close to the tile bed, giving sharp local temperature differences
  • A calcium sulfate screed tiled without the preparation and priming that background needs

Is it dangerous?

Cracked tiles over heating are rarely a safety problem, but they are an expensive one to leave. Water getting through open grout into a heated screed sits against pipes and cables and dries slowly, and repeated cracking usually means the floor is still moving, so the damage spreads outward from the first line each season. The genuine risk sits in the repair rather than the fault: cutting into a heated floor can pierce a pipe or a heating cable, which turns a tiling job into a heating repair and, with electric mats, an electrical one. That is why the tiles are lifted carefully and the heating layout established first.

Can I fix it myself?

Recording the pattern is useful and safe. Note where the cracks run, whether they follow the heating loops or the grout lines, and whether they appeared or widened when the heating first came on — that timing is the strongest single clue you can give a tiler. Photograph and date it. What you should not do is cut, chase or drill into a heated floor to investigate, or lever cracked tiles out with a chisel: pipes and electric mats sit close under the bed and are easily caught. Turn the heating down while you wait rather than cycling it hard, since every cycle works the crack.

When should you call a tiler?

Call a tiler where cracks appeared after the heating was commissioned, where the same line keeps reopening, or where tiles are drumming across a heated floor. Tell them which system it is — wet pipes or electric mat — and whether there is a screed above it, because that decides both how the tiles come up and what goes back. Where a pipe or cable may already have been damaged, or the heating is not warming that area, get the heating checked before the tiling is made good.

What will the tiler actually do?

  • Establish the heating type, the layout and the screed build-up before lifting anything
  • Lift cracked and hollow tiles carefully over pipes and cables rather than breaking them out with a breaker
  • Check whether the screed has cracked or is unsound, and repair or prime it for the heated background it is
  • Install an uncoupling membrane so the tiles are isolated from the daily movement of the heated screed
  • Refix with a deformable adhesive and a flexible grout rated for heated floors, on a full bed
  • Form perimeter and intermediate movement joints, then set out a gradual commissioning routine before the heating is used again
