Rising Damp

What's happening?

Rising damp is groundwater drawn up through the pores of a wall by capillary action, from below the level a damp proof course was meant to stop it. It has a signature no other damp shares: it is confined to ground-floor walls, it starts at the bottom, and it stops at a broadly level line — the tide mark — where evaporation from the wall face balances the rate at which water arrives. Because the water comes from the ground, it carries dissolved salts up with it, which is why the plaster in the affected band often shows a bloom or a crust. It is also the single most over-diagnosed defect in UK housing: condensation, a leaking pipe, a bridged damp proof course and splashback from a raised path all produce low-level damp, and only one of them is answered by injecting a wall.

What usually causes it?

  • No damp proof course at all, as in many solid-wall properties built before the practice was standard
  • Original slate, bitumen or engineering brick damp proof course cracked, decayed or breached by later work
  • External ground level raised above the damp proof course by a path, patio, drive or new render
  • Impermeable cement render or modern paint on a solid wall, stopping the evaporation that used to keep it dry
  • A solid floor slab or screed poured without a damp proof membrane joined to the wall's damp proof course
  • Cavity bridged by mortar droppings, rubble or debris at the base of the wall
  • Drainage against the wall — a soakaway, blocked gully or leaking downpipe keeping the base saturated

Is it dangerous?

Not directly, but it is a sustained source of moisture in a home, and government guidance on damp and mould is clear that damp and mould in the home carry health risks and should be treated with urgency, with some groups more vulnerable to severe effects. The building consequences follow the water: persistently wet plaster fails, skirtings and floor timbers in contact with wet masonry decay, and salts keep destroying decoration until the source is dealt with.

Can I fix it myself?

The most valuable thing you can do yourself is not the repair, it is the observation, because it decides what the correct repair is. Note the height of the tide mark, whether it is the same on both sides of the wall, whether it changes with the weather, and where the outside ground level sits against the wall. Then remove the obvious causes: clear soil, mulch or paving that has built up above the damp proof course, unblock the gully, fix the downpipe. What is not DIY is chemical injection, and buying a hardware-shop damp meter and treating a reading as a diagnosis is how the wrong work gets done.

When should you call a damp proofer?

Call a damp proofer for a proper diagnosis before any work is priced, and choose one who will investigate rather than one who arrives quoting for injection. A leak, condensation or a bridged damp proof course needs a completely different answer, and injecting a wall that does not have rising damp costs money and fixes nothing. Call sooner where floor timbers, joist ends or a staircase string sit in the affected masonry.

What will the damp proofer actually do?

  • Survey the whole wall and its surroundings — internal and external ground levels, drainage, floor construction and the location of any existing damp proof course
  • Take readings and, where the diagnosis needs it, drill samples to measure the actual moisture and salt content in the masonry rather than relying on a surface meter
  • Rule out the alternatives explicitly: plumbing leaks, condensation, penetrating damp and bridging
  • Remove the cause where it is external — lowering ground levels, reinstating drainage, cutting back bridging render
  • Install a remedial damp proof course where one is genuinely needed, to a recognised method and specification
  • Replaster the affected band in a specification that manages the residual salts, and give a realistic drying-out period
