I have used this company twice now and the service is excellent. Their tradespeople are reliable and friendly. They are quick to give quotes and get work booked in. Ben Myers (plumber) came today to look at a leaking shower. He was very thorough, took the time to find out the root cause and fixed it on the spot. Will definitely be using this company from now on for all home maintenance jobs.
I've use ProProperty a few times for a number of small jobs around the house and always had a good experience. They get back to me quickly, have never turned up late, and have been up-front and professional with regards to contracts and invoicing. Ben just did a great job with some shower shelves and a nice refresh to my bathroom sink.

We had a full rewire and several new windows fitted in August 2024. The rewire seemed fine, and we received an electrical safety certificate. We initially asked the electrician to come back and do some extra work for us, but he ghosted us. This was weird and concerning because if we were to ever have a fault, we would not be able to contact the electrician to get support. We have recently found out (June 2026) that the property did not have an earth cable at the mains unit, meaning that the 2024 electrical safety certificate was void. This is a serious safety breach and the electrician has been reported. A Northern Powergrid engineer stated that the electrician is not fit to practice. Proproperty used a young lad who seemed to be an apprentice to patch up the walls after the rewire. The plastering was awful. We had to ask him to come back to redo it, and it was still shocking. In some instances, he used large amounts of polyfiller to fill holes and gaps, and this eventually shrunk and cracked. We had a brand new light fixture, and rather than removing this and plastering underneath it, he smeared polyfiller around the base of the light which we then had to clean off. We have since paid for our own plasterer to rectify the issues. The windows were fitted well, but there was no attempt to repair the damaged plaster around the windows. We naively expected this to be included in the price, and we had to pay a plasterer to do this separately. This should have been discussed upfront. We also had to wait a year to get our certificates to prove that the windows were fitted to the correct standards. I wasted a lot of time chasing this up. We were away on holiday while the work was done. The icing on the cake was that one of the workers left a mess in the toilet for us to return to. Not happy at all, and would not use Proproperty again.
I have just had my downstairs toilet redone by Sam Hall, he turned a tired room into a masterpiece. Absolutely love my new space and the final result was more than worth it. Would recommend them to anyone who is out there looking for someone.
Have used pro property for a number of jobs and really recommend. We’ve just had a new bathroom with them and are really happy with it. The company is very organised and reliable. Linzi always got back about any queries and we got an itinery of what would happen each working day. Adam was really helpful at working out best design and interiors. Andy removed the old bathroom, Jason did the electrical, Carl did the plastering and Tom did all the main fitting. They were all were reliable and the job was completed in the agreed 8 days. Everyone was polite and friendly and communicated well about the job. Plastering work and bathroom fitting were perfect. Tom worked non stop and kept us updated about any tweaks that were needed along the way. He stayed late on the final day to get it fully finished. Thank you very much. In the past when we’ve used other building companies they haven’t started work jobs on time, been hard to get hold of, and taken weeks and weeks to get jobs finished. We’ve never had this experience with pro property and find them really organised so it’s become a company we will always use.

Simon helped us plaster 2 newly formed rooms and did a great and thorough job whilst also making sure we were kept up to date when plans were needing to change. Dan did a great job installing our new combi boiler, including removing tank from the attic and disposing of waste etc. He was very respectful of our home, lovely with our dog and provided a seamless experience. He finished by showing us how the boiler and new thermostat worked which was above and beyond!

Tom from Pro Property Ltd came to my home at 8:00am as scheduled to carry out repiping work to fix a leaking pipe. He arrived exactly on time and was extremely professional, experienced and efficient. Tom carefully opened the ceiling behind the cupboard, completed the repair with excellent workmanship, and ensured that the leak — and any potential future leaking above my kitchen ceiling — was properly resolved. The work was carried out very neatly and the area was left clean and tidy. I am truly impressed with the quality of the work and the professionalism shown. My sincere thanks to Tom, and also to Dean, Simone, Zoe and the office team for their excellent organisation and support. I feel very fortunate to have found Pro Property Ltd and would highly recommend them. I would definitely use them again for any future plumbing or property maintenance needs. I would also like to say a special thank you to Daniel from Pro Property for his initial inspection and professional assessment. Daniel originally came to repair the leaking pipe joint, but he identified that the pipes on the kitchen ceiling were vulnerable and advised that repiping would be the proper long-term solution rather than simply repairing a copper-lead joint. He then carefully checked the pipework throughout the property — including the downstairs boiler room, the old boiler cupboard upstairs and the bathroom. His thorough assessment helped lead to the correct solution and the successful work carried out today. The leak that had been worrying me is now fully resolved, and I feel much more reassured knowing the vulnerable pipework has been properly replaced. Many thanks again.
As new homeowners we've had to have various things done right away and Pro Property have been brilliant for our many jobs. Most recently we swapped our heater and tank to a new boiler and Dan Herbert was a true professional - he kept us informed, checked in with us when he found more efficient ways to do things, the job looks amazing and was up and running under time. I visited Pro Property Limited on South Road after seeing they were a local, family‑run business offering plumbing, electrics, and general home refurbishments, including bathrooms and kitchens. The lady in the shop was extremely helpful, straightforward, and confirmed that she and her husband own the business. Their manner immediately gave me confidence — no pressure, no sales tactics, just clear information. They also offer insurance packages to cover boilers and other plumbing issues. My boiler is in good working order and I’ve never had a problem with it, but it’s now six years old. When I bought the property over twenty years ago (two self‑contained flats), there was no NHBC policy, and the original builders had not plumbed certain parts correctly. Over the years I’ve had leaks on radiators, and the upstairs flat had a leak under the bathroom sink that resulted in a full replacement of a solid oak fitted floor throughout the property via insurance — which, of course, affected my cover and premiums. Because of that history, I decided to take out their Gold insurance package for peace of mind. It includes a free carbon monoxide detector and covers the boiler, which I would have to pay to service anyway. Being able to deal with a local company, face‑to‑face, was important to me, so I checked their manner and trustworthiness in person. Daniel, who is obviously qualified and knows exactly what he’s talking about, came out on time and took his time checking the boiler, all appliances, and the radiators before the cover was put in place. The only issue he found was a worn gasket — a small, inexpensive part, but one that can cause bigger problems if left unattended. His attention to detail reassured me that prevention really is better than cure, especially in the realm of cause and effect. Overall, I’m very happy with the service, the professionalism, and the peace of mind that comes from dealing with a reliable local business. Highly recommended.

Ian and Ben were great. They arrived early, got on with replacing our radiators quietly (both myself and my partner could still do our work from home) and left everything super tidy once they were done. We always use pro Property and will continue to.
We decided to use pro property to renovate our main bathroom because they are a local company who have great reviews. From the beginning we were happy with the quote and the wait time for the work to start (about 10 weeks, including the Christmas period). We found the design process very difficult, we’ve never designed a bathroom before and would have benefitted from more support with this. The service could be greatly improved by adding a design appointment. This would be really helped us to plan all the different elements (bathroom suite, tiles, flooring, etc), it may have helped with a couple of issues that occurred whilst the work was happening and it would have helped with our stress levels! One the work began, all the guys were great, and we are really happy with the quality of the work and their work ethic. All of the guys arrived promptly and worked really hard to get their jobs done. Tom especially worked really hard make sure everything was right at the end. We had a couple of delays with the work, firstly the tiling taking longer due to us picking small tiles, then an issue with the shower screen. This may have resulted in the painting being a bit rushed. Everyone worked hard to overcome these issues and we were happy to wait and have the work done properly rather than rushing. We got a couple of quotes for addition work from pro property (asbestos removal before work began and carpentry to build new cupboard doors), in both cases I managed to find much cheaper quotes by shopping around rather than immediately accepting the quotes. The bathroom is completely transformed and we are really happy with the outcome.

Pro Property have installed a new boiler, new guttering and pointing work for me recently in addition to boiler servicing. They have done quality, professional work for a fair price.
Work to replaster that ceiling and skim wall to make good the removal of a fitted wardrobe was carried out to a high standard by Carl. He also took care in moving the furniture and replacing after completion.
Our project involved a major kitchen installation. This involved removing the old kitchen, lowering a window, new window and french doors, replacing ceiling and floor joists, moving and installing a new consumer unit, structural work in the extension including installing a new RSJ. We also had new ceilings, and plastering from top to bottom. It really was a back to brick project. Massive thanks to Daz, Craig, Andy, and Ian who did the majority of the work. All the team were punctual, friendly, easy to communicate with and put us at ease with the whole job. Adam the PM was great and kept us up to date with how the project was progressing. We love our new kitchen, and it has made our house a home. I recommend Pro Property 100%, and we will reach out to Dean and the team again whether it’s a big job, or a small job.

I had been putting off having some fairly major building work done on my house for years, mainly because I didn’t know who to trust. Through word of mouth I heard positive reports about ProProperty Ltd. Dean Staniland visited me in Autumn 2024 and we discussed the work I wanted doing. As my confidence grew, so did my demolition plans! I have just come out the other side with a completed project – new kitchen, stud walls taken down opening out the whole of downstairs, new French doors, the demolition of a rear porch, new electrics, plumbing, new radiators, flooring etc. I have moved from drab 1980s décor into the modern world and I am over the moon. The workforce that make up ProProperty Ltd has made this project quite painless. Adam was the project manager and totally on the ball. An 8+ week work schedule was stuck to the window and unusually for building work, they got ahead of schedule. This helped me know what was going to happen when. Everyone who came to do any aspect of this project showed professionalism and skill, attention to detail, they were polite, friendly, good humoured, on time and cleaned up after themselves. I could see how they just motored on day after day. The trust I put into ProProperty Ltd paid off and I am more than delighted about the end result, I’m ‘reyt chuffed’ as we might say in Sheffield! We have had Andy working on our property over the recent weeks. Initially to prepare and start laying a new patio outside the new shower room, and then this week to decorate our kitchen. Andy has done a great job for us, and has also been happy to step in and do other bits for us while he has been here. We have enjoyed Andy's company while he has been around and hope that he will be back at some point during the remaining works still to be carried out.

We used proproperty to turn our cupboard under the stairs/utility cupboard into a downstairs toilet. Adam and his team were brilliant, super reliable, went above and beyond and really took pride in doing a good job with a great finish. My project involved a complete redesign of my kitchen and dining room in addition to a number of smaller jobs on both the interior and exterior of the house. Pro Property were professional throughout the process from the initial quote onwards, which was detailed and accurate and gave me the confidence to move forward with the build. The project ran like clockwork and finished bang on time. Ian, Adam and the crew were great to work with and really helped me get through the difficult bits. We had Pro Property come and do some work at our house installing a new Hull re-running a gas supply after a change in our kitchen. We had three trades people come and look at this job because it was a small job. The other trades didn’t want to entertain it, Pro Property reply to swiftly booked in the following day and Daniel from Pro Property came and did the work he was there about an hour and a half more than happy to do the smaller job as well as bigger jobs we are now planning on booking them in for more work, he was very neat and took all the rubbish away with himmy partner felt comfortable around him and said he was very nice and polite. Fabulous team! We are so thrilled with the work on our garage by the ProProperty team. They turned a dark damp space into a warm inviting room which still has plenty of storage, we are so pleased with the results! A leaking bath meant I needed a new bath and plumbing, and it had been suggested I needed a whole new bathroom because it was all tiled. That was out of my means. Happily, Daniel replaced the bath with great care and there was no need to do any redial tiling. Really pleased with the result as well as the way the job was done. Daniel always neat, punctual and professional.
We were first introduced to ProProperty a year ago by a neighbour. Since then we have used them another couple of times. During a recent boiler service by Vaillant we were advised to have our central heating system (combi boiler) power flushed. This, plus a full boiler service, was carried out today by Daniel. He has visited us before and again carried out the work meticulously, explaining to us as he proceeded what he was doing at each stage. Whilst forecast to be noisy, it was in fact no where near as noisy as the last time this was undertaken. Another excellent jobfrom a company we fully recommend.

Just had a new kitchen fitted and dining room refurbished by Pro Property and they've done a fantastic job. They're a great team, all of them are excellent at what they do so it seems a bit unfair to single out any one person but Steve did a superb job fitting the kitchen, laying the flooring and tiling the splashbacks. He's a real perfectionist & nothing's too much trouble for him. Also Paul did a great job with the decorating, if there was a world championship for wallpapering Paul would walk away with it! I'd highly recommend Pro Property for any jobs around the house.

Steve installed and fitted a set of doors for us, which were very old and needed lots of expertise to shape and fit. They look amazing and have transformed the look of our home. Modernisation of a very old and tired family bathroom. Pro Property provided a clear costed itinerary which they stuck to precisely. Each day we knew what was to be carried out. I can't recommend Pro Property enough, their staff have been so helpful. Booking workmen is something I can find really intimidating but Rob the engineer was so friendly explaining the work he was doing throughout I was immediately put at ease. Everybody I have spoken with on the phone have also been so friendly and accommodating when I needed to adjust my appointment time. We had our downstairs toilet moved to a new micro-bathroom including upgrading an existing shower unit, demolishing a wall and building new ones with ancillary electrical work. The work took a bit longer due to rot being discovered, but we had people in working every day until completion. The workmanship was good quality and Pro-Property were very responsive whenever we needed to clarify anything. We are really pleased with the result, feel the work was good value for money and will definitely be asking them to quote for any further work.
I had my bedroom, bathroom, hallway and living room/kitchen painted as well as some plastering and skirting repair work done. Andy did an excellent job with all of it, I am very pleased with the results. The work was completed on time to a high standard and everything was cleaned up afterwards. Zak went above and beyond for us. Pro Property have been doing a number of jobs for us (which has all been fab) but when the plastering proved to be a bigger job than expected Zak offered to come back on a Saturday morning to get it finished for us so we weren't waiting a couple of weeks for a scheduled slot to be available.

We had our bathroom and lounge fully stripped back to the brick work and renovated in Feb and March 2024, by Pro Property. Dean helped us work out what we needed doing and was really friendly and approachable. Our old bathroom was painted and not insulated correctly and so we would get lots of damp and mold, but we had it all stripped out, insulated, and fully tiled and had a towel radiator put in, which fixed it all. Chad did great work tiling, and would patiently answer all of our questions as the work progressed. In the lounge we had the wall and ceilings replastered, and fully redecorated and the old carpet replaced with LVT flooring. Simon and Zak did a great job doing the decorating and plastering and Chad once again did some tiling in the inglenook fireplace that we were really pleased with. Zak, Jack and Simon were around most days and were all very polite. The whole team was really punctual, started and finished promptly every day. They gave us a plan/ schedule for all the work which was brilliant and they stuck to it precisely. They were all very respectful professional and polite and we'd definitely go to them again for more work to be done. Zoe and Nicola at the office were also really helpful and would answer the (many!) emails we sent promptly.

Dean looked after me very well, helping with my choices, quick and accurate quotes, provided a schedule for the whole project broken down by days, keeping the project on track and checking over each stage of the project to make sure all the different works people were on the same page. Every person they sent to carry out work was friendly, qualified and trustworthy. A couple companies refused work because I was in a flat with no lift in the city centre but ProProperty had no issue.

Pro Property completed a full cellar conversion changing our damp and dismal coal cellar into a dry usable space. Pro Property completely refitted a bathroom for me, and provided an excellent service at every stage of the process. Dean talked through the different options for transforming the room, and once I'd decided what I wanted, provided a detailed timetable showing what would be done day by day, and which members of the team would be carrying out the work. This is the first time we've used this company but what a revelation, every member of the team involved were thoroughly professional in all aspects of replacing and relocating our old tank fed boiler with a new combi boiler in very cramped and cold conditions and replacing several old, past their prime radiators. Had a new ideal boiler installed recently by Gee, on behalf of Pro Property. He was excellent, very thorough and meticulous with the new pipe work and whole installation generally. Overall experience was great, from quote which was reasonable through to completion. I will be using Pro Property again.
Last year Dean replaced our old electric shower with a new one. Dean was very helpful in guiding me as to which model to replace it with. I was very happy with the work he did, he was friendly and cleaned up any mess created by the job he was doing. I was so impressed that Dean and team are doing multiple large jobs for me this year (2022). Including replacing my kitchen, bathroom and plastering multiple rooms. Update: The Pro Property Ltd team have just spent 4 months renovating our home. They have been a pleasure to have around the house. All staff were friendly and respectful. The final finish of their work is excellent. We are absolutely thrilled with the final result.
We have used Pro Property on a number of projects now, recently completing our new kitchen. Pro Property did everything. Knocking our off shot wall out and fitting a steel, fitting a skylight, picture window, Doors, plastering, new boiler, plumbing, electrics, fitting the kitchen and flooring. Every last thing they took care of so we didn't have to worry. Very easy to get in touch with Dean or the office as well if I had any questions. We love our bathroom and kitchen and can’t recommend Pro Property enough. Great company!
Had pro property in for a series of jobs: new rear door, radiators, re-siting fusebox and converting space under stairs to a WC. Really professional throughout, they're very contactable as they have a good back office team supporting the workers on-site. Good quality work and good communication throughout, really recommend them.
Proproperty converted a garage and utility area into a beautiful new room with ensuite. They also insulated the rood on the conservatory and it is now a usable room all year. We are thrilled to bits with the result. Proproperty planned it from start to finish and organised building control to time and to budget. All went as planned on the project both to time and budget, the quality of the workmanship was excellent. Lovely people as well. It definitely was the 'onestop shop' we were promised. Had a small problem with ceiling in bathroom. Rang Pro Property at 8.30am 7th March to ascertain if they could rectify. I was expecting they might come the following day BUT received call in the afternoon to state they were on their way. CHRIS (joiner arrived) and stayed until 6pm to finish the job! Perfect finish and I am well pleased. Chris was professional -clean and tidy worker- and established the problem quickly. This is the second time I have used Pro Property the first being when they installed a new bathroom some 18 months ago. Professional company with superb work force. Highest recommendation - try them you will not be disappointed.

Pro property installed a new bathroom for us (September 2019) at our old place and have recently undertaken a full renovation at our new place (2022). Without exception, every member of the team was polite, knowledgeable, hard working and clean and tidy. I would highly recommend Pro Pro-property, if anything goes wrong (as can be the case in building work where inherent faults can be hidden), Pro Property will always put things right. Their reputation is everything and Pro Property will do all they can to ensure that this is maintained by a consistently high standard of work.
Delighted with the service and work by pro property yet again. They went out of their way to help me out when my boiler failed, helping me find and choose a suitable replacement and managed to arrange a prompt fitting. I am adding to a review I wrote some time ago because I have just seen all the fake reviews posted today - 3.2.22. I would just like people to read below what I wrote in my review and stand by that. Pro-property is a TOTALLY TRUSTWORTHY excellent family firm, who I continue to use. Please ignore all the fake comments posted. I have been a customer of Pro-Property for the past 11 years and could not be happier. It all started with a new boiler and since then I have had a new kitchen and a new bathroom. I rely on Dean Staniland and his team to do the little jobs as well as the big ones. It is a great family firm who really can help with all property repairs and maintenance. I have a service plan and on an occasion when I did have a problem over an Easter weekend Dean was out within 30 minutes. Everyone on the team is polite, hard-working, efficient and they always tidy up really well. I cannot recommend Pro-Property highly enough - good service; high standards and quality work for really reasonable prices.
Pro property have recently turned my property that has been occupied by 3 sets of tenants over the last 7 years back into the home I remember. The bathroom restored to it's former glory and the re paint of the entire house has been completed to the highest standard. The gentleman who came to fix a leak under our sink and look at our boiler was brilliant. He ensured he kept a 2m distance and wore protective gear whilst in the building. He was extremely knowledgeable and helpful regarding the issues we were having, and has taken steps to ensure we dont have these problems in the future! We have been using Pro Property for a good few years now for our boiler servicing and the service and response to any issues has always been great from Dean an his team. However, I just wanted to add a note of going over and above from Dean this week during the CV-19 lockdown. We were decorating and had an electrical problem with one of the ceiling lights which kept popping the fuse. I called Pro Property and spoke to Dean. With me up the ladder and via WhatsApp on my mobile Dean took a look, spotted the problem and talked me through putting it right ... problem solved … and socially distanced as well! Pro Property fitted a new boiler for us on the Saturday before Christmas, our boiler had broken down on the Thursday so we were so pleased that they were able to get the parts and provide labour to get the boiler installed before the Christmas break. All the team Dean, Rob and Simon are hard working, respectful of our home, polite and very competent. I would highly recommend this company
We've used Pro property for a number of years now, never had any issues. Had to call them today to our boiler as it was loosing pressure. They came on the same day to look at it, within an hour of our call. Dean arrived and fixed the issue without any problems. As always we're happy with the service we received.

Initially rang them to check out our old boiler as the pressure had gone on it. They attempted to fix this but found out that there was a leak so we had to have our boiler replaced (it was well over 10 years anyway) Pro Property did a great job installing the new boiler and thermostat, they were never pushy as to which one we should buy, but gave us plenty of information when asked and were super helpful.
Put a new controller on my radiator, radiator now doesn't come on at all. rang up and they ask for £40 for call out and xx amount to fix the problem. Told them the problem is from the job they last did and now they need to fix it and they refuse. bad service all round. what happened to leave when the job was done and the customer happy.
Arranged for a boiler service at 8 am and they turned up at 8 am. They said it would be £87 inc VAT and it was. Daniel, and his apprentice were smart, friendly and knowledgeable giving me some good advice. On this bases I would definitely recommend them.
