To convey, or not to convey, was never really the question — but thankfully David Wassell handled the answer brilliantly. Would not use this solicitors ever again. Absolutely disgraceful behaviour, do not return calls when you have been ringing them and leaving messages. I tried for 15 minutes to speak to someone from 4.45 no one answered and then at 5pm the answer phone came on. ABSOLUTELY LIVID.

As a third party, a very poor experience and lack of communication for us, Estate agents and solicitors who have reported that they were unable to get replies by phone or email. This has caused a lot of unnecessary delays in my opinion.
Based on a third party experience i would recommend anyone looking for conveyancing to look elsewhere. We experienced numerous delays, lack of communication and transparency even to their own clients and were persistently chasing to be met with days or weeks of silence. There are much better solicitors available guys.

Have just used James as our conveyancing solicitor. At first I was a bit sceptical but as I have dealt with him he is very approachable and efficient at his work. I would always recommend using a local lawyer to handle your sales and purchase of property as you can easily follow the progress directly, not through emails and telephone conversations where so much gets lost or misunderstood. This leads to lengthy delays in the progress of completion and exchange. Thanks for all your help James much appreciated.

Janet and Matthew really helped me when I needed some advice and were able to do so last minute. I recieved a very warm welcome from the other members of staff whilst waiting for my appointment. I would definitely recommend. There is a small car park at the rear of the property, and parking on the road outside if necessary.

The simple way to get an honest review is ring around all the local estate agents and ask them not who they would recommend but who they would avoid like the plague. The legal fees here are extremely low compared to other conveying firms but you need to ask why that maybe.

I’m not a believer in the spiritual world in anyway shape or form, but on a Saturday morning on Easter weekend I find myself googling clairvoyants in my area as I’m becoming more convinced I must’ve done something truly awful in a previous life to have deserved having to deal with a property sale involving James Middleton. 12 months after agreeing our sale, and having actually completed in November (somehow on the day he managed not to be the worst conveyancer involved, thanks largely to PPL) we still find ourselves having to chase him to release a bond that we put up to cover a potential shortfall in management fees on our development. Three emails from our solicitor with no response, which I’d be surprised about if we hadn’t seen it time and time again…. Our solicitor had to send the initial draft contract of sale multiple times because it “wasn’t received”, phone messages were left but never passed on, emails not received. I appreciate conveyancers have been incredibly busy over the last two years, but our and our vendors solicitors (except for on completion, on an issue out of their hands) managed the workloads just fine. Our purchase was only 3 doors up from our sale. Which, you can probably work out caused an incredible amount of friction when you have to account for snail pace conveyancing. Our conveyancer was ready to complete after 12 weeks, but 6 long frustrating months passed by before we moved. It’s a shame really because looking at the other reviews all of the other conveyancers in the same company seem to offer a much better service. On the off chance you’re reading this - READ YOUR EMAILS, PLEASE - I’D LIKE MY BOND MONEY BACK!

Excellent experience during a difficult sale, keeping me informed all the way, I’m selling another rental and using them again.
I am currently trying to buy a property whose sellers are represented by James Middleton at this firm. The experience has been extremely frustrating and caused me enormous stress, and delay to my purchase. James repeatedly responded to my solicitor's enquiries on the property without making any effort at all, simply sending things he had already sent and refusing to do any further investigation or communication with the freehold company or seller as relevant. Multiple very serious enquiries (involving issues of title) were left for months without being addressed at all. On having my offer accepted, we agreed that we would work towards a five-week timetable for the sale. It has now been closer to five months, with one significant issue still outstanding which could have been addressed months ago if Mr Middleton had addressed it at that point (and it's unclear what he's doing even now). I now face increasing legal costs due to the delay and complication caused by Mr Middleton. Do not use at all costs.
I have purchased several houses over the years and this was far away the best experience I have ever had with an acting solicitor. David Wassell was an absolute pleasure to deal with.
