How to work it out yourself

An EICR renewal date is a fixed date rule, not a calculation: it is tied to the last inspection and how the property is used.

Rented property: next EICR due = date of last inspection + 5 years. Owner-occupied: recommended re-inspection = last inspection + 10 years, or sooner at a change of occupancy or if the report specifies an earlier date.
  1. Rented flat inspected 14 June 2021 → next EICR due 14 June 2026.
  2. The report itself can override this: if the electrician records a recommended re-inspection interval shorter than 5 years, that date wins.
  3. Owner-occupied house inspected June 2016 → re-inspection recommended by June 2026, or immediately if you are selling or a new occupant moves in.

The 5-year maximum for rented homes is the legal ceiling under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, not a suggestion. Scotland and Wales run their own schemes with the same 5-year rental interval; always defer to any shorter interval written on the certificate.

How often do I need an EICR?

Landlords must have an EICR every 5 years under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. Homeowners are advised to have one every 10 years, or when buying a property. The certificate may also recommend an earlier re-inspection if issues are found.

What if my EICR has already expired?

If you are a landlord and your EICR has expired, you are in breach of regulations and could face a fine of up to £40,000 (raised from £30,000 on 1 November 2025 by the Electrical Safety Standards in the Private Rented Sector (England) (Amendment) (Extension to the Social Rented Sector) Regulations 2025, SI 2025/1043, regulation 10, legislation.gov.uk). Book a new EICR as soon as possible. You must provide the report to your tenants within 28 days of the inspection.

Can I renew my EICR early?

Yes. You can have a new EICR carried out at any time. The new 5-year period starts from the date of the new inspection, not from the expiry of the old one. Many landlords book 2-3 months before expiry to allow time for any remedial work.

Do I need a new EICR when a tenant changes?

Not automatically: the 5-year interval runs from the last inspection regardless of who is living there. However, a change of tenancy is a sensible point to check the certificate is still in date, and you must give any new tenant a copy of the current EICR before they move in (or within 28 days of a new inspection).

Is the EICR rule the same in Scotland and Wales?

The 5-year maximum interval for rented homes applies across England, Scotland and Wales, but each nation runs its own legislation and enforcement: Scotland under the Repairing Standard and Wales under the Renting Homes (Wales) Act 2016. Check your local requirements, and always follow any shorter re-inspection date written on the report itself.
