Is a boiler service the same as a landlord CP12?
No. An annual boiler service checks and maintains the appliance. A landlord gas safety record (often called a CP12) is the landlord's statutory safety check of appliances and flues they are responsible for, at intervals of not more than 12 months. You can book either through a Gas Safe engineer; say which document you need.
Must the engineer be on the Gas Safe Register?
Yes. Anyone carrying out gas work in the course of business must be a member of the class of persons approved by the HSE, which is the Gas Safe Register. Working on gas outside that approval is a criminal offence.
