Would give 0 star if possible. One of their gas engineers refused to do the job because “impossible to do”. Provided some dubious evidence. Escaped when asking for more details. Another engineer from another company was able to do the very same job a day after. Landlord certificates as the platform does not step up to settle the situation. Ignores all evidence. Would avoid under ALL circumstances. Dubious ethics of its engineers.
Have used this company for years for a variety of services. Phil Pescud is especially good for anything boiler related. Reliable, professional and gets the job done
Do not use them. Completely fraud. I have paid them upfront whole amount and they haven’t done the job and denying to issue a whole refund. I am going to issue a dispute with the credit card team
Phil was very knowledgeable when carrying out the gas safety certification. He immediately identified a a change in the boiler shell which needed attention and corrected. He has a warm and friendly attitude and would happily recommend to others
Terrible. Booked two tests with them, paid on time. Took time off work and travelled to the property, waited 2.5 hours. Then all of a sudden, we have no record of your booking…. All we can do is apologise. Unprofessional…..
I cannot begin to express the dire communication and service this company has provided. Due to their own miscommunication and refusal to be flexible (despite assuring me ahead of time that they could work with pre-purchase properties and estate agent), they simply failed to complete the job. Despite this, they piled on numerous fees and refused a refund. I have raised a complaint with the energy ombudsman as this situation was so abhorrently poorly handled. Do not use this company.
Darren Brian was fantastic. He had such a positive, friendly vibe and was a pleasure to have around. He was professional, approachable, and made the whole process very easy. At the end he said, “I’ll see you next year!” and I genuinely hope it will be him who comes back to do the inspection again. Highly recommended!
Gas engineer Gokulan Kumar has serviced my boiler for 2 years running now. He is knowledgeable, professional and honest. He has a good personable manner and we were impressed with his expertise. I've been happy with the service.
Just avoid - not worth working with this agency for EICR. There are hundreds of agencies doing this work, pick any other.
Phil Pescud our engineer was very pleasant, arrived in good time with an alert half an hour before, did a very good job. He also saw that although I'd ordered and paid for, a new smoke alarm, we already had one and didn't need it, and I have been refunded. Thank you Phil, very happy.
Used Murphy Laudat for an EPC on my flat and couldn't be happier. He was professional, knowledgeable and really easy to communicate with from start to finish. The whole thing was done quickly without any fuss, and the assessment itself was thorough and detailed. Exactly the kind of service you hope for but don't always get. Highly recommend Murphy!
Used them for over 10 years but gone downhill Recent experience was beyond amateur probably because they use bots instead of experienced humans Firstly I emailed to request two gas boiler services and inspections - ignored Booked eventually after I called but on the day of one of the appts and they confirmed 12-4pm slot. The engineer didn't appear until 7pm without informing to say late nor even an apology. 13mins after arriving he had completed a boiler service and inspection. Magic ! I don't believe he was experienced nor do I believe the certificate I received is valid as a result. I informed LL and they got defensive and would not refund me for bad service and poor quality. I definitely don't recommend LL anymore and I hope you don't get the same treatment
STAY AWAY. Negligent company, that certified as gas safe an unsafe property before purchase, resulting in a gas leak, an unusable hob and problems with piping into the property only three months after their inspection. Their report did not call out any single issue whatsoever, not even as a recommendation or minor issue. Completely unacceptable as they are not taking responsibility for what they are liable and they are not covering the relevant costs that incurred to us. Shameful, dangerous, negligent, unprofessional. If I could give zero stars I would. Be careful.
I recently had the pleasure of meeting Darren Bryan when he came to complete a gas safety inspection on the boiler. He kept me informed of his arrival time and was punctual as stated. A very friendly greeting and explanation of his work followed. He set straight to work, and was not phased by clutter or items stored which delayed him beginning. Everything was explained and completed without any disruption, in a friendly and confident manner. When finished all items were returned to their original location. Darren is very pleasant, polite and professional in his work.

Very impressed with the service so far. Engineer visits were arranged within a week. Darren Bryan, who did my boiler service and gas safety check, was brilliant. He was polite, efficient and on time. Within minutes of him leaving, I was able to download his report. I also recommend Ali who did the checks for the EICR.

We had a gas safety cert and boiler service carried out this week by Saquib Gas. He kept us informed on when to expect him, and completed the task quickly and efficiently. The certificates were ready to download shortly after his visit. We were very pleased with the service.

Absolutely shocking - avoid like the plague! Totally unprofessional outfit who have no idea about customer service or the importance of sending out correct information in a timely manner (using vocabulary that is grammatically correct!) My job for tomorrow has just been cancelled (16:16) due to to non-payment of an invoice received at 09.23 this morning!!!! I would give zero stars if I could!
Incorrect EICR, mis-coding, and unprofessional handling of a challenge… I had a very poor experience with this company regarding an Electrical Installation Condition Report (EICR). The report was initially marked unsatisfactory based on coding that did not align with NICEIC / Electrical Safety First Best Practice Guide 4. When I queried this, the company relied on subjective and unsupported justifications (for example, citing “condensation risk” where no zone-based IP requirement applied) rather than accepted industry guidance. After escalating the matter to Certsure (NICEIC), their technical team confirmed that two of the codes applied in the report did not align with Best Practice Guide 4. Despite this, the company did not promptly correct the report. Instead, they offered to amend the EICR only if it included wording suggesting the installation was being left in a “potentially dangerous condition” and that future responsibility would lie with me. This was wholly inappropriate — if something is genuinely dangerous it should be coded accordingly, not downgraded while still using alarmist language. Due to the delay and refusal to issue a clean, corrected report in a reasonable timeframe, I was forced to book and pay for a second independent electrician to carry out a replacement EICR, simply to avoid being left without valid documentation. An EICR should be an objective assessment of safety, not a tool to pressure clients into unnecessary work or to shift liability via narrative notes. Unfortunately, that is how this process felt. I would not recommend this company to landlords or homeowners seeking a fair, accurate, and professionally handled EICR.
If you use Open Rent do not use this company to carry out any work. I called them and told them specifically that keys were with concierge and that they would need to provide proof of id to collect the keys to enter the apartment. At the time they said they made a note of this and will inform the assessor before they send them out. When it came to the day they did not visit the concierge building and when I followed up they lied saying that they were “denied access” and just took a photo of the entire building where my apartment is located as their proof of attendance. When I chased for the certificate 1 week later they told me that they will upload it the following week even though it’s suppose to take only 2 working days. Then they became unresponsive after 2 weeks until I informed Open Rent that they were not responding. Only then they decided to respond that they were denied access and I got charged a call out fee for their stupidity even though I told them to collect keys directly from concierge previously. I also told them to email or call me if any issues. No calls, no emails, no voicemails. When I told Sophie all of this on the phone she didn’t sound bothered at all and got quite defensive even though I had a convo with her onthe phone with her about this a few weeks prior to the appointment regarding key collection She then lied and said that they did visit concierge but somehow the photo evidence provided was of the entire apartment building, not the concierge building where keys were supposed to be collected. Concierge also reviewed CCTV and also informed me that landlord certificates did not request any keys from them and if they did, they would have also had to provide ID and that they were also authorised by myself to collect keys that morning as they had my email authorisation. On the day of the visit they didn’t even bother to call me, message or email me to let me know that they were having any issues accessing the apartment, just left me to chase for a certificate weeks later and taking my money for it. This company is a shambles, stay clear and use a reputable and reliable company, especially if you use Open Rent platform.
Do not use this company. We booked Gas Certificate checks, but the engineer told that the boiler needs to be fixed even without checking it. The boiler was repaired the last year, but even after I told about it, the engineer didn't check. The company attracts by relatively cheap rates, but they try to rip off customers by trying to force repairs even if they are not needed. Our boiler was in good working order, which was confirmed by another independent gas engineer. We just wasted money and time with Landlord Certificates. Reply to Landlord Certificates. Yes, everything was fixed in the previous year, your engineer didn't check. Exactly what I mean: very unprofessional. he tried to get money from me even without proper checks. Is it a normal practice?
Mr Arshad Khan was booked to carry out a gas inspection on my boiler and range cooker on 17th Nov, he arrived promptly at 10am, checked both appliances and the meter as expected and confirmed no issues. My CP12 certificate was issued via email very promptly after he left. I’m very happy with Mr Khan’s service.
Absolutely awful experience. They downgraded our EPC rating from a B to a D, even though the flat is in a modern apartment building where other identical flats on the same floor are still receiving B ratings. Their response has dragged on for month, with the same excuse every time: “the employee has left.” No solutions, no clarity, no accountability. They told me I can pay for a new certificate but they can’t guarantee the rating will be corrected. Even though the downgrade makes no sense. Completely unprofessional organisation. Stay away.
No point even giving 1 star, no one arrived. I had booked for an EPC to be done on my property, prepaid and taken time off work to make sure I was available as they said they couldn’t guarantee that the engineer could come after 5pm. I sat waiting in my car outside my property for 4 hours. No one arrived and there was no communication either. This seems to be very common and I wish I read the reviews before making the booking. Luckily I booked this through Openrent so they will be issuing my refund. Seems like a scam, stay away.
I have used landlord certificates limited regularly over nearly 20 years for all my properties. As an estate agent I have recommended them to many of my clients. I will never use them again. I have been ripped off, misled, let down and am thoroughly annoyed. Engineer Naeem Awan told me that I would not be charged the diagnostic cost of £78 as well as the cost of a gas certificate and then did charge. When I booked him to return to install a new thermostat ( after having been assured again that I would not be charged again by the person with whom I booked it ) he came but left without even attempting to do the work. They then wanted another £102 for someone to attend. Victoria in bookings was polite but impotent. Adam Dif in customer relations never had the courtesy to call me back. I had paid in advance because I trusted this company to do the right thing. Sadly it seems they are no longer to be trusted. It would restore my faith to receive a refund and an apology. I am interested to see if they respond with either.
I booked an inspection, and it turned out to be one of the worst customer service experiences I’ve ever had. The engineer, was arrogant, rude, and completely unprofessional. When you ask a simple question, they refuse to answer and tell you to wait for a supervisor — which is ridiculous. It was clear the engineer was only interested in finding reasons to charge extra money. Every so-called “recommendation” seemed made-up, just to justify coming back again and asking for more payment. This is nothing but a money-making scam, not a genuine inspection service. To make matters worse, he arrived two hours earlier than the scheduled time, then spent over 40 minutes on his phone instead of doing the job properly. Absolutely unacceptable service — disrespectful, dishonest, and a complete waste of time and money. I would strongly advise everyone to stay away from this company.
Good experience last year, today’s was disappointing. The engineer claimed to have rung both property bells and called me and shared a pic of the door as evidence (?) — no one in either flats heard anything, I had no call or voicemail. In 15 minutes 'waiting for client" slot, there was no extra effort to knock, use the doorknob, or try the bells again. Now being asked to pay £35 to rebook at the top 150GBP for the jobs. Filed a complaint — frustrated and offended by the implication that I wasn’t being totally honest. Will keep you posted on resolution...
Paid £99 for an electricity safety certificate. No one has turned up on 2 occasions ,no show and no communication. I keep getting emails this has not been booked in when I have booked a date already. They keep messing me around. I highly recommend you STAY AWAY from this company and do not believe the good reviews. Absolutely shocking company no communication at all. Have spent £99 for no reason and they cant even arrange someone to come. I booked everything in advance. If I could give half a star I would. Complete waste of time and money. ****Update after a few days *** the engineer arrived at 1043am randomly messaging me. I could not even let tenant know properly of his arrival.. he could not even wait for 5 to 10 minutes. My tenant was walking home and arrived home at 1052am. We were not even informed what time the engineer would come, I just recieved a random text message that he has arrived. At least give us ETA time or if you are on the way! As a result of the engineer who could not even wait more than 5 minutes I am now being charged a call out minus the refund. I have lost money. Seriously this was a complete waste of time and a very frustrating experience. Unfortunately I gave up with this company and called to cancel the booking. I made a mistake by not reading the bad reviews. Lesson learnt ! If you don't believe me. Read the reviews prior to mine. this is a scam. The way the engineer could not even wait more than 5 minutes so I could get a call charge, it seems this is done on purpose. I hope people read my review. Very poor and inconsistent service. I believe their engineers are not fully equipped or properly trained to carry out adequate safety tests, with their main motivation seeming to be leaving as quickly as possible. They have even recorded false information about carbon monoxide and smoke alarms. In addition, they do not spend sufficient time at the property to complete a safe and thorough inspection. Use with caution.
I booked an electrician through Landlord Certificates (LC) to replace three spotlights. The appointment was cancelled twice, both times due to the same reason, that the required parts had not been ordered in advance. While I was willing to accept this explanation the first time, I made it clear to LC that the electrician needed to be fully aware of the rescheduled time slot and the necessary parts. I even followed up a week before the second appointment and was assured that everything had been communicated. However, when I called again the day before to confirm, I was informed that the parts still had not been ordered, and the visit would have to be postponed again. As a landlord, I find this extremely frustrating. Despite going above and beyond to ensure the second appointment would proceed smoothly, LC showed little commitment to delivering the service I had already paid for three weeks earlier. To date, I have not received an apology, a refund, or any attempt to rectify the issue. Based on my experience, I would not recommend this company. The repeated cancellations, lack of communication, and absence of accountability suggest an unprofessional service with poor internal processes.
Often send inaccurate certificates - wrong dates, wrong address, wrong appliances listed on PAT etc and then have a v poor attitude to fixing. I won't be using again. There are now, thankfully, lots of well priced alternative providers to use. I'm a long-term customer who started using this company when there weren't lots of others to choose from. Hopefully, the others are better. In reply to the response to this - the issue was not that which you suggest (being unsure what belonged to who). That is disingenuous. This time round, the certificate listed items not at the property (e.g a dishwasher) and missed a number that were there and tested. This is not the first time I've had this problem with this company, it's a consistent issue. Everyone makes mistakes. The real problem is when your staff have a terrible attitude when it's pointed out and don't cooperate in putting things right.
