I paid £91 upfront for an EPC appointment online almost one week ago. Nobody contacted me to arrange an appointment to come out. Since yesterday I have been chasing them, emailing, messaging and phoning and no-one replies or picks up. It's infuriating! I want to have a refund now and go with a company with a better reputation but don't know how to get my money back as noone answers!
i paid for six eirc to be done in two seperate locations on the 8th april £1213 i received a refund for 3 of them due to engineer car breakdown and he not turning up of £567 on 20th april i then decided to cancel my other three since im well with my rights OF THE CONSUMER RIGHTS ACT 2015 im still awaiting the refund of my other three and i have bank statements to prove nothing has happened as yet sort out asap
Paid for an EPC on 23rd April. No appointment, no follow-up, and no response to repeated emails despite being promised someone would be in touch. Had to request a chargeback through my bank after over two weeks of being ignored. Very poor service — avoid.
Dreadful service and terrible customer care. Phone lines keep you on hold for hours and they can't seem to get anything right first time. Avoid.
All the other negative reviews are true, really disappointing experience. The EICR visit lasted about 10 minutes, and there was no proper testing or even switching off the electricity. It felt very rushed and not like a genuine inspection at all. I ended up getting a second electrician in, and that inspection took around 2 hours with full testing and detailed results, completely different to what I received the first time. Despite explaining this and sharing evidence, the company refused to refund, no accountability at all. I wouldn’t use them again and would recommend others to be avoid these scammers.
I recently used Eco Approach for an EICR, which was reported as “unsatisfactory” along with a quote of nearly £4,000 for remedial works, including a consumer unit replacement and other upgrades. Given the scale of the work and cost involved, I decided to seek a second opinion from another qualified electrician. Following a full reassessment, a new EICR was issued as satisfactory, with no remedial works required. This was a very concerning discrepancy and could have led to significant unnecessary expense. I would strongly recommend to stay away from Eco Approach/PropCert and find a more honest and professional electrician.
I would not recommend this company. I was quoted over £1,000 for remedial electrical work, including the same lounge spotlights that were supposedly dealt with five years ago. When I questioned this, I was given vague replies about regulations but no proper explanation of what had actually changed. The engineer did not call before attending as agreed, so I was not present, and the company then refused to give me the engineer’s contact details. I was expected to approve expensive work based on an unclear report, with no proper opportunity to ask questions. Very poor transparency, poor communication, and not a service I would trust. I have now lost the cost of this inspection and will have to pay someone else to inspect the property properly.
Electrical work. Shocking- exploitation of prices way above average, dishonest. No customer service. Quoted £1880 for work that after ringing around a few tradesmen I can get done for £525! Avoid these guys at all costs
disappointed with this service. Despite paying up front, I only got an appointment once I chased. Then the earliest he could do an appointment was in a week's time and then I have to chase again to get my EPC and floor plan. The website states "Fast, Reliable & Hassle-Free" but I would disagree with all 3 of these adjectives.
These are incompetent providers of EPC and I would not touch them with a barge pole. They failed to answer my repeated calls or emails and sent an incompetent assessor who previously failed his audit is now subject to complaint by me having provided an inaccurate and financially damaging assessment
Very poor was 90 mins late to start no steps had to supply them. Report was poor spent 10k on replacement windows got an average for that.quoted no cavity insulation but i showed the company a previous report that stated it had it and gave a good rating .he assumed there wasn't any so gave it a poor score.i sent photos of the previous EPC and was told they must have made a mistake.they are a poor outfit .
I found this whole experience seem less, from the Richard the sales and designer to the roof engineers and the electrician (Bailey) to the unbelievable after sales service has been nothing but tremendous. I can't recommend this company enough.

Extremely poor service from start to finish. The person I spoke to on the phone was very rude, dismissive, and completely unhelpful. Instead of trying to assist, they spoke down to me and seemed annoyed that I was even asking questions. The assessor then provided false and inaccurate information on my EPC rating. They made assumptions about the property instead of properly assessing it, which resulted in an incorrect and unfair rating. It was obvious they didn’t fully understand what they were doing or the standards they were meant to be assessing against. Overall, this is a very bad company to deal with. Unprofessional staff, incorrect assessments, and no accountability. I would not recommend them to anyone and strongly advise others to avoid using this company.
Absolutely fantastic experience with Propcert! The customer service is top-notch — the staff on the phone were so lovely and helpful. My EPC was sent over within just 4 days, which was super quick. Everything was smooth and professional, and I wouldn’t hesitate to use them again. Highly recommend!
AVOID IF POSSIBLE. TOTAL SCAM. I needed landlord electricity certificate for my rental property. ''Engineer'' called Chris contaced me prior inspection. I have explained that I had plastic old fuse board, which most likely would fail the test. Emgineer asked me to send him picture of my old fuse box. After that said that it should be fine. On the day of inspection, he stend about 10 min in the house, issued failing certificate, sold me a resolution story to which he never becam eaccountable for. Then tried to sell me his services for around £1'000 to make things righ. TOTAL SCAM
Performed a EICR at a cost of £190 and then requested £817 (inc. VAT) for work which they said was needed in order to pass the EICR. The flat was fully rewired 5 years ago so I sought a 2nd opinion. Paid a £160 for a new EICR and £40 for the minor work that was actually needed. So £200 in total for the same job Eco Approach wanted just under £1000! Shameful.
Serious warning – LPM Electrical Services Ltd & PropCert I booked an EICR via PropCert, carried out by LPM Electrical Services Ltd, and was told my home was unsafe for continued use and required a full rewire costing around £6,600. I was present during the inspection and had concerns based on the time spent (>30 minutes), the electricity remaining on throughout, and the nature of the questions asked. Therefore I obtained an independent second opinion from a NICEIC Approved Contractor. They identified only a minor fault, repaired and retested it for £183, and issued a Satisfactory EICR confirming the installation was safe. Based on the independent inspection, the work originally recommended would not have been required, representing a cost difference of over £6,400. This would be particularly concerning for elderly customers or those unfamiliar with the process. I would strongly recommend obtaining a second opinion on any recent EICRs issued by either of these businesses.
These guys somehow broke my boiler while doing an EICR on a Friday afternoon. Waited on hold for 50 minutes trying to speak to someone and now they’re closed until Monday morning. Unbelievable Update: refused to accept any responsibility. I’m out over £600 in boiler repairs plus the cost of the EICR. Be very careful when considering this company’s services.
I booked in a EICR check 10/10/25 that came back unsatisfactory. Thought it would be easier for the same company to do the remedial works, but what a mistake. Initially they couldn’t even come before 10/11/25, but I explained in great detail that I had a tenant moving in ASAP and had it moved forward to 5/11/25 so arranged a 6/11/25 move in date. Propcert e-mail me (note no phone call so I could’ve missed it completely) 10am the day before to say they can’t make the appointment because the guy has covid (suspicious given no-one even tests for that anymore). I ring, and all they can do is apologise but offer absolutely zero help despite my explaining the tenant is moving out of their current flat 6/11/25. Things go wrong – we know that. What you need from your contractor is to have solutions when they do. Did they help me find another electrician? No. Offer to move a less urgent appointment around? No. All they cared about was booking in another appointment nearly two weeks later so they didn’t lose their revenue, while I’m running around trying to get a qualified electrician and less than a day notice. Even worse, they tried to advise me it was legal for a tenant to move in with an unsatisfactory EICR as long as the remedial work was booked within 28 days – which is the old legislation and not legal anymore. Seriously – a certification company doesn’t know compliance laws? Will never use again and suggest you don’t either if you value your time, business, compliance and welfare of your tenants.
Incorrectly filled a Gas Certificate for a landlord and refused to amend, citing “ You agree that if you note an error within the certificate either with the rating, recommendation, or address you will highlight this within 1 month of instruction of the service. After this date, we are unable to make amendments.” even though they made an error of incorrectly filling the cert/wrong address? If you can find the address of the property, you’d expect them to then put the correct address on the cert too? Would not recommend as now want to charge for a new one. A client trusts in a business to follow protocol, they shouldn’t have to babysit and have to check it but trust the professionals offering the service.
The cheapest but the worst. Slower than promised to book an EPC by two days. Won’t answer the phone despite being on hold for half an hour several times. No response to emails either. Took the payment immediately and now I’m stuck not being able to speak to anyone. Useless money grabbers
