DryAbode Property Care Ltd is a damp and timber specialist based in Preston, and most reviewers describe detailed surveys and reports, with David often named as thorough, helpful and clear in explaining findings. Several people report damp proofing, chimney, roof and timber work carried out to a high standard, and some mention being kept informed and the property left tidy. There is criticism too: one reviewer describes poor plastering, damaged flooring and mess, and says they were unhappy with the conduct and the time taken. Another complains of a survey fee for advice they felt was basic, one reports an unkept appointment, and one reports a price rise and poor conduct from roofers.
Outstanding quality and workmanship for excellent price. Highly recommended. Needed lead replacing after identifying multiple splits in lead lining with stone gutters (120 year old terrace house). Carried out some research regarding standards for replacing the lead including the thickness required (code) for stone gutters and the need for expansion joints to accommodate for the expansion and contraction for temperature fluctuations. Identified eight companies who worked with lead gutters. Five companies were eliminated after finding out they used the wrong thickness (code) of lead. These were quoting cheaper prices because of the substandard quality of lead. One company was ruled out due to unavailability. From the two companies remaining, the company background was checked out for both companies. One was found to have discrepancies in their financial status with registered address being changed every year. (Alarm bells) Dry Abode was the only company remaining which fully checked out. I found David (Director) fully qualified and accredited. Quality and work ethics was impeccable. Simply delightful and honest to work with and his team of workers highly professional and very pleasant. The work carried out was above British Standards and went the extra mile to perfect all the work. Dr P Patel
Excellent, professional Service and Urgent Response to my worsening water ingress into my house. The result has been first class, wholly successful.
Dave and his team did a brilliant job and kept us well informed throughout the whole process. I would highly recommend him and his team they were all professional and very informative and I would definitely use them again if required.
We used dry abode for a remortgage survey and for subsequent damp proofing work on an old property. David provided an honest and detailed survey and worked with us and our budget, working out what needed to be done urgently and what didn’t need immediate attention. You often hear horror stories about damp proof companies who do unnecessary works and charge a fortune so we were very pleased with David’s approach. He explained what was needed and why. The gentlemen who came and completed the work were fantastic and it was competed to a high standard (the quality of the plastering was commented on by a tradesmen relative). If we have any future damp issues we will use dry abode. If you’re looking for a trustworthy and quality service, use dry abode.
Trustworthy company, very comprehensive survey and diagram provided in detail, in record time. Would definitely use this company for any damp issues.
David was professional, punctual, and very thorough with the survey on my property. He explained everything clearly and made the whole process easy to understand. The report was detailed, which I really appreciated—it gave me valuable insights. Definitely worth it. Highly recommend his services!
I contacted David for a pre-purchase damp and timber survey and he was very responsive and always pleasant to engage with. He arranged the survey quickly and kept in contact to explain the processes to me. I received a very detailed report in good timing after his visit which was easy to read and contained the full costings for remedial works. David phoned to go through all of this with me and reassure me regarding some of the findings. We haven't used David for any works yet as we are still in the process of purchasing the property but would definitely recommend Dry Abode to others requiring a comprehensive survey at this stage. Thank you
Effortless company, had some major damp work done in one of my rental properties, this company were straight on it, great advice and I will definitely be using them again.
I would highly recommend Dryabode. David has been incredibly helpful, explaining the detailed reports to me.
Just received my report from David. Very comprehensive and professional. The report was written in a way that anyone can understand. I now have the information that I needed to resolve my problems in this house. David responded great when I called him just before Christmas. He managed to squeeze a visit in which helped me out enormously. Any questions that I had David was always fast to respond. I live abroad so I needed a service like David's as I cannot be there. I will definitely ask David for a quote to carry out some of the work. The service was great as was the communication. Thank you.
We contacted DryAbode due to rotten joists and damp in our old terrace, David did an extensive survey and provided a detailed report, living in such an old property we were fortunately prepared for extra works and it did became quite a complex project which was well managed by David and his team, all who worked on our house were professional, friendly and did a good job and we were kept up to date every step of the way.
Contacted David from Dryabode about our attic that had too much condensation. He inspected and we did the work to his report, which was a day and with materials that cost £100. We now have a bone-dry attic.
I requested the services of Dryabode, to address some damp in my property. I found the whole experience, from start to finish, very strange. A chap called Dave turned up and explained that he had equipment and technology worth thousands of pounds. He then produced what looked like a 1981 walkie talkie from Poundland. When this device was pointed at visibly wet plaster, it made a bleep when it was pointed at visibly dry plaster it didn't bleep. Dave then proceeded to inform me that the visibly damp patches of plaster where infact damp and the dry plaster was dry. He then informed me that he would produce a plan and a costing to rectify the damp and requested his fee of £150. I suggested adding his fee onto the final quote and he became irate and rather pushy. Against my better judgement, I made the payment. After 3 months, I contacted Dave and asked him when I could expect to receive my quote to rectify my damp. At this point Dave became irate once again and told me he had decided that I couldn't afford whatever repairs he felt were necessary. I explained that he knew nothing about my finances and it was at this point he told me to get lost. If you have a damp property, you need Dryabode like you need a hole in your head.
David did an initial survey for damp. While doing the survey I asked him about lack of insulation between upper and lower bay windows. He provided a detailed report on both issues. The father and son team who did both the damp proofing and insulation were brilliant and explained the process as they worked. They worked hard with minimum breaks and tidied up at the end of each day. I would have no hesitation in recommending Dry Abode.
Needed a damp expert to check over our property which had been left in a terrible state by tenants. David came to the property in the day I contacted him, as he was working in the area. He conducted a full damp survey and concluded that the issue has been cause an imply caused by the previous tenant’s lifestyle and that the walls themselves were dry and intact. He provided a very comprehensive report and supplied products to treat the surfaces. The house is now like new again. Thank you to Dry Abode for your great service. Would highly recommend.
David and his team carried out a repair to my elderly aunt’s roof speedily and efficiently alongside empathetic awareness of her needs. I can wholeheartedly recommend Dry Abode.
Just come off the phone with David , Very pleasant person to speak with. Excellent customer service from the beginning, I will be using there services , and update the post later..Thank you David
We had a damp proof course & membrane installed by this company and its fair to say the house feels different already. Very easy to do business with, Paul and Ken who do the heavy work are amazing guys, David the boss man is so knowledgeable regarding damp issues etc that as soon as he left after the initial assessment we knew this was the company to do the work and more importantly do it right. Highly recommended. 👍👍👍
We found David very helpful with all aspects of the survey he carried out. We are very grateful for all of his help and advice. Thank you to Dry Abode.
David provided 2 construction pre purchase survey's for my husband and I. The first we decided not to buy the property we had put an offer on - the best decision we ever made! The 2nd we did and we are so happy as we knew what to expect, and the work needed ahead of time and the type of money we needed to reserve - so no surprises! David made every effort to support the time lines needed to do the work quickly and to schedule, keeping in regular contact and explaining what was needed in detail and simply so we could follow easily. He also organised for my husband to do a walk around the 2nd property with him so he could explain face to face as it was complicated. Very professional and helpful.
Had my chimney repaired and loft insulation installed. David and his operatives were very professional with attention to detail. The preparation was excellent and all my questions were answered fully. A lot of work was required to the chimney inside and out. It now looks new with no more dampness. After both jobs my property was left very tidy and you wouldn’t know they had been. Very impressed.
Dryabode have just complete a pre-purchase Damp and Timber report for a property we are in the process of buying. They were responsive, happy to answer any questions we had and the report was easy to understand rather than full of tradesman jargon. Really happy with the turnaround of the report and the contact kept throughout the process. Would use this company again for sure.
Dryabode provided a great service , a detailed report with a no jargon explanation. I would recommend them without hesitation.
Employed Dry Abode to carry out a damp survey followed by the completion of all necessary works to remedy the problem. From the first meeting to completion of the works they have been very professional and carried out a fantastic job for us and at every stage the communication has been great with clear and concise explanations of the activities to be undertaken. A special mention needs to be made for the operatives who carried out the works for the care taken, particularly in protecting all routes to where they were working, reinstating skirtings and cleaning up on completion. We would definitely use them again and highly recommend them to carry out works for others
I don't really know where to start... from the first time I met Dave he was rude. To call his work poor would be kind... I had a damp proofing course dome on my home, we had to move out for 2 weeks... a time frame he quoted, plaster knocked off, walls injected and replastered. I now have rough, bumpy, uneven and generally awful looking walls that cannot be redecorated without either a lot, and I mean a lot of sanding or sadly will probably be the case completely re skimmed. The floors weren't covered while the work was being done, even though Dave tried to tell me they were... this was a lie as me and my partner had seen the house most nights after the work men had gone home... because of this I have to completely have my front room floor professionally sanded down and repainted... My kitchen floor still has cement and cement stains... to say the house was left a mess is an under statement. He has left deep scratches in my brand new laminate in my hallway, which I put down myself!! Trims not replaced, screws left sticking out and if it hadn't been for myself, partner and landlady cleaning HIS mess then I'd be living in a hole. I have since had 3 professions look at Dave's work and been told, " I don't know how some people still have a job" "complete mess" I now have fluffy salt coming through my walls because he hasn't used the right materials to stop and or reduce this reaction which a little is normal due to the nature of the work. There were at at least 4 days no body even worked on my home!! Then told we had to stay away longer because he couldn't finish in the 2 week quoted time frame, more time away from my home and my son. I'm devastated by the state of my home of 6 years that I loved, he has ruined my home and my Christmas. Avoid at all costs. To add... his wife was lovely and tried very hard to rectify his mess but the damage was too much. I have now added pictures after the response of Dave.
What a great guy! (David) I have a issue with damp and water under sub floor near chimney breast, DryAbode were the first to show up in a google search and I’m glad they did. After reading there very informative blog on the issue in a language I understood, I dropped them a message via the website enquiry form late at night to ask for a survey to be completed. First thing next morning David called me and we spent some time on the phone about my damp issue, David was very professional, informative and listened. Unfortunately Dry Abode do not operate in my area but have been very helpful and David has advised me on how to find a property care specialist in my area. Very professional, genuine trustworthy company. Well done 👏🏻
Having had work completed fairly recently on a house in Shelley Rd, Preston which had serious damp and other related problems. David was extremely helpful in coming up with various solutions to remedy the issues. The work was completed to a high standard and guaranteed. A good professional company to work with if you appreciate good workmanship and helpful service.
I am a professional Chartered Building Surveyor and Chartered Building Engineer ( Jones & Company) in practice Preston Lancashire. Dryabode and David the MD is on our 'go to company' list. We as practice do not make recommendations except where we have full confidence. Dryabode in our dealings with them have always shown themselves exemplary in technical competence, knowledge and execution of remedial repairs and treatments. We have always found them to have the highest standards of customer and customer's tenants care and service. Refreshing in this day and age.
David and his team rectified damp in the chimney breast and alcoves in the dining room of my 1930's semi detached house. After his initial survey they started work and completed the work in approximately four weeks, I was in no rush so the time frame didn't matter. Their work was to a high standard and David kept in touch to make sure everything was going to plan. I would definitely recommend David and his team to anyone and would use their services again should the need arise.
David and his team at DRYabode have recently finished a full damp course in my living room. From initial survey and diagnosis of problem through to finishing the job, David kept me fully up to date with what was happening. As the job progressed I asked for additional work to be carried out which was taken on with no issues and still delivered in the agreed timeframes. Really friendly and knowledgeable team and I will be using their services again for a leak in my chimney in the near future.
A persistent damp patch on a chimney breast and other lounge walls in our Victorian cavity-less house led us to contact DryAbode. Proprietor, David Kerry, conducted a very thorough survey, produced a comprehensive report and made recommendations for remedial work to be undertaken. The documentation made it very clear that clients can use the report to employ any contractors to undertake necessary work, not just DryAbode. We were so impressed by the professionalism and depth of knowledge that David displayed that we had no hesitation in inviting DryAbode to carry out the necessary work. All members of the team involved in the work on the house proved to be hard-working, personable and easy to get along with. They work to very high standards, employing state of the art technology and methods to achieve a very satisfactory result, and work in a way that minimises disruption and mess. The lounge is now cosier, more thermally efficient and, I dare say, adds considerable value to the house. My wife and I have no hestitation in recommending DryAbode.
The quality of work carried out by Dry Abode is of an excellent standard. David carried out a survey on my property, identified the problem and fixed it promptly. In fact one Friday afternoon, he stayed working until the early evening to complete the job as bad weather was due the following day. This shows how thorough and conscious David and the team are. Thank you so much
I cannot speak highly enough of the work that David has done for us. We had a major issue with water leaking in through our chimney. Dry abode gave us a thorough quote and inspection. David identified the problem and explained thoroughly the work that needed to take place. He completed the work to a very high standard and I believe it is worth mentioning that three other roofers had attended the property and they were either not able to identify the problem, or they had provided us with false information. David's company is definitely trustworthy and honest. In our experience, they are certain to complete work to a high standard. If they find an issue which needs addressing, they will sort it. Thank you David and team.
Got involved with this company as they were doing work on a neighbours house. At first it was a case of a reasonable price for the work he said he could do as he was up there anyway. Final price was £300 more expensive than verbally quoted and didn’t ask our permission for work he said needed doing. It was that old classic “much worse than We thought when we got up there.” Wouldn’t invoice us for the work done on our roof. Low standard of professionalism- slate falling off the roof which could have been fatal if we were in the garden. Bucket fell off the roof and just missed my sons head. Roofers swearing in ear shot of my daughter. The list goes on.It seems from some of the reviews that This has happened to other customers. So my advice would be to look elsewhere; if you do decide to employ him then be very very very aware of additional costs for work that apparently wasn’t picked up on. This company has done nothing but confirm that roofers are difficult to deal with.
Dry Abode did a survey and damp proofing for us. As they were working they identified some additional issues with the property, which could not have been identified in the initial survey. They were able to deal with this in good timing, giving me a quote before carrying out the works. Left the house tidy, and work seems to have been done to a high standard. Will be using them again.
Friendly people with great service all around. Thorough with their approach and the end result was worth the wait, would recommend to anyone.
Had a problem with our chimney and had numerous people look at it. David and the Dry Abode Team have managed to solve this problem for us. Would definitely recommend Dry Abode. David and his team were very helpful and very efficient.
E-mailed Dryabode with a few queries I had about ground water beneath my sub-floor. David got in touch virtually straight away and was happy to help. Very friendly and helpfull advice.
David and the team did a fantastic job of our dry rot problem, treatment and new floor installed to high standard and all done very quickly to reduce disruption for my tenant. Great communication throughout and very informative professional advice. Would highly recommend.
David was excellent throughout the damp survey. Very thorough report!
I highly recommend dryabode! With having damp and timber issues in my property I got David who was absolutely brilliant do a survey on the issues and told me in full detail how to fix the problems! I'm so pleased I used them as the team did a fantastic job in my house and the finishing work looks brilliant and at a good price too! Will definitely use them again!
From the first visit to survey the property Dry abode were very professional and forthright. The work was well done and at a fair price. Special mention should go to Ashley, Toby and Harry who were excellent throughout. Very helpful, conscientious and did an excellent job in spite of having to work around other trades. The outcome was a home we are now settled in which is now dry, warm and very cosy Well Done Dry Abode, great job.
We are property owners and Dry Abode have completed a number of jobs for us. In all cases the work has been carried out on time and on budget and to the highest possible standards. We can't reccomend them enough to other property owners.
Very good all round, work done on two properties completed to high standard. I have also recommended that a family member has their work done also.
A serious structural defect was discovered on bay windows belonging to my aged mother. A phone call to Dryabode resulted in David's prompt arrival the following morning. Following his inspection he explained the situation to us and potential solution options. He was unrushed and spent an hour with us answering all our questions. David was sensitive to the urgency of the situation and quickly provided a comprehensive report. This was readable to the lay man but also provided all the necessary detailed technical information and accompanying photographs we required to progress. David was professional and supportive throughout.
In February 2018 I had David from Dry Abode come and assess my damp problem in my Lounge. Once the work started it was found that the previous occupants had not only removed the original chimney breast but had completely bodged up the centre section where the chimney breast had been. David with his team led by Ashley did a thorough and superb job of replacing the centre section of the wall, re-instating the cavity that had been bodged previously. Once the wall was repaired, they continued to complete the damp proofing and re-instating all of the plaster an floorboards. Since completion in February there have been no problems whatsoever and just this week I have contacted David to come and do a similar damp proofing excercise to the Dining room where again the chimney breast had been removed by previous occupants. I am confident that I will receive a superb and efficient service from David, Ashley and all at Dry Abode. They have been excellent throughout all of the work and cleaned up on completion. I would recommend the Dry Abode team to anyone who is looking for the re-instatement of their damp proofing in their home Regards Colin Taylor BEM
I was skeptical about contacting Dry Abode due to some of the other reviews here. My personal experience is that they were excellent - carried out a proper inspection using the correct equipment to measure moisture in walls/surfaces, as well as detailed visual inspections. A report was provided within a week by email. I now know where to focus my attention to rectify the issues I had. Diagnosis should be the first step in solving problems such as damp, and that's where Dry Abode begin their work. I'd recommend them and feel some of the negative reviews don't reflect the service provided at all. A good experience and would recommend.
Excellent work and incredibly professional. I was recommended Dryabode by my son who had his stone gutter lead replaced. I was getting problems with damp around my chimney. David inspected the problems with the chimney and took pictures to explain the source of rain water seeping into and around the chimney. There was a large shrub growing from my neighbours side of the chimney, the roots of which caused the plaster to break apart and water to enter down my side of the chimney. David and his team of workers sorted out the problem and certainly went above and beyond to rectify the problems found. I am so pleased with the end result that I have no hesitation in recommending David and his brilliant team of workers. All the work meets British Standards and in some cases, exceeds it.
As a Chartered Civil Engineer I appreciate and demand sound professional advice and workmanship, I achieved all this through recently employing Dryabode, if you require the same then look no further than Dryabode.
Had a few jobs done recently - Fireplace, Roofing and Chimney work plus fitting off a PIV Unit to resolve numerous issues we had throughout our property. The DRY Abode team where easy to deal with. Any problems/questions were solved and answered. Thank You David and the team!
Just completed another of many projects for us over several years, excellent job, right first time, very professional, wouldn't hesitate to recommend. Integrity in business is hard to find, 1st class service
We have employed Dryabode for a number of property repairs during the past three years The work was carried out to a high standard by efficient and polite tradesmen We had a minor problem recently which was rectified quickly I would therefore recommend the Company
We have used David several times over the years to complete work on a number of old and complex properties. Work ranging from general renovation and repairs, through to diagnosis and resolution of a number of damp issues that left other contractors stumped. He and his team are methodical, diligent and do quality work. David is a professional and is genuinely passionate about his specialist work. Thoroughly recommend him and his firm.
Twice tried to get this company to come and conduct a survey on y house. Made specific appointments which were not kept; no apology or phone call. Speaks about what they think of customers.
I just want to say a big thank you to David and his team. I employed Dry Abode to initially carry out a damp proof course on my recently purchased property. David was very quick to come out to do the survey and provided a detailed report outlining everything that needed doing and his team started work not long after. There were a number of underlying problems that surfaced once the damp proofing started and David kept me updated and informed every step of the way. He gave me good solid advice on what needed doing and he helped take the stress out of a bad situation. I would highly recommend Dry Abode and I would not hesitate to use them again for any of their services.
Hello David, I contacted Dryabode as a matter of urgency when water was pouring into a bedroom following a storm in March. You came almost straight away and made a thorough survey of the roof. You used your obvious personal knowledge of building structure together with the assistance of technology by way of thermal imaging, a drone and physical examination. You identified exactly what had happened and was able to confirmed that the damage was caused by the storm. You prepared a detailed report of what was required and carried out the work within days of your initial visit. The work was professionally carried out by you and your team and there was no mess, no damage, in fact there was no sign you had been. The repair was 100% successful. From start to finish you kept us informed of progress and consequently removed all the stress that the situation had created for us. It was a pleasure doing business with you from start to finish. I would have no hesitation whatsoever in recommending your Company to anyone who required the services you provide. Thank you very much and very best wishes for the future. Terry Elliott Whalley
I can honestly say I was most impressed with this company and with the positive attitude of the proprietor and surveyor David Kerry. The house I presented him with really was chronically in need of attention, it had numerous types of damp and it would have fazed many a contractor. I do know something about buildings and construction but this was a specialist job and I entrusted it to them having received a recommendation from a friend. Overall the results are excellent, the work was done in a timely, manner and everything was cleaned up nicely after the workers left. I am very pleased overall and would recommend this company.
Really great service from David. Would us again no problem.
My experience with DryAbode (David Kerry). Cons- Didn't know much about damp/mould etc when I requested their services. A bedroom has mould spores on a wall. David Kerry attended the property. He suggested I opt to have survey report from himself, which will highlight the cause of the problem. To summarise the survey, it indicated the property was suffering from condensation. All the property required, was for it to be wiped off using mould spray (£4.99 from Wickes), and installation of extractor fan. Lauren Morris at Peter Cox Ltd in Preston gave me this same information by sending me leaflets via email for free. Dryabode charged me just over £114 for a survey. I personally feel as if my lack of knowledge, was taken advantage of. Pros- Friendly chap. Did travel 5 miles to attend the property.
David sorted out our damp, newly purchased house very swiftly. We needed a survey and David gave us a comprehensive one. ( He knows his stuff!) From a place swimming in damp we have a fabulously dry abode! All was done within two months including re plastering, lagging, and damp proofing plus many other bits and bobs that I needed. His determination to please and get it right is admirable. You can trust him to get it right. You can try the rest but for us he was the best!
Dryabode is a one stop shop for all your damp renovation needs. David thoroughly surveyed our extensive damp problems and produced a detailed schedule of works that targeted the many individual causes of damp. He coordinated a team of different trades, from those rectifying the damp underfloor to roof, and those completing the additional works such as plumbing, electrics and plastering, so that the job ran seamlessly. We now finally have a dry and healthy home thanks to David and his team.
